HomeMy WebLinkAboutB15-0252_ECCG Phasing Plan_1461700140.pdfPage 1 of 2 April 20, 2016 Mr. Martin Haeberle Chief Building Official Town of Vail RE: Town of Vail Golf and Nordic Clubhouse Building Permit Number: B15-0252 Partial Occupancy Martin: Based upon the current construction schedule, the building operator, Vail Recreation District, would like to occupy the Cart Barn portion of the building prior to issuance of a Certificate of Occupancy for the entire structure. This would occur on or about June 1, 2016. To facilitate this usage, ECCG has prepared the attached staging plans to complement the already approved project staging plans.  The use of the facility will be limited to employees of the Vail Recreation District. The Cart Barn will not be open to the public (nor will any other area of the construction site).  Per attached code review letter from Tim Losa at Zehren and Associates, dated March 24, 2016, There will be a construction separation wall as shown on sheet A-003A. This wall will limit the interaction of Cart Barn usages and the construction zone of the project.  The cart path on the north side will be fenced to prohibit entry to the job site by employees operating golf carts to and from staging areas.  The fire sprinkler system in the Cart Barn has been permitted separately from the remaining Clubhouse and is zoned to allow the usage of the sprinkler in the Cart Barn at that time. The fire sprinkler system shall be active during the temporary occupancy of the Cart Barn.  The fire alarm system shall be active in the Cart Barn and shall be monitored by the Town of Vail during temporary occupancy. This phasing has been shown in the approved permit drawings.  Exterior work on the north side of the building will be complete (with the exception of landscaping).  Overhead roofing work will be completed.  Interior work will be complete with the exception of the following finish items. These items will be installed at a later date to prevent damage during temporary operations: o Permanent wood doors. The permanent metal frames will be installed with a temporary door installed. o Three overhead coiling doors at Nordic Lodge area. These are not needed for Golf operations and we wish to install them closer to completion of the building to prevent damage. The installation of the above items is very localized in nature and will be done in coordination with the VRD so as not to cause disruption or place any employees in an unsafe condition. Page 2 of 2  There are two electrical panels in the Cart Barn. These panels serve only the cart barn chargers and therefore will not require a lockout procedure. VRD employees will not have access to any other panels that affect other areas of the building.  The main disconnect, located in the utility yard outside the northwest corner of the building shall be accessible.  Exterior lighting to be installed on the north side of the building. Temporary light fixtures are acceptable to the Building Department if the permanent fixtures are not available at that time.  Maintain clear access to the FDC connection.
