Gentlemen,
Monroe & Newell Engineers Inc. have conducted a structural review of the upper
level floor framing of the Teets Residence. The purpose of this review was to
determine, if the upper level deck can be covered with a shallow roof.
Monroe and Newell Engineers, Inc. was the Engineer of Record for this building's
framing and foundation and we prepared construction documents for the project
in 2001. We have determined the following for this minor renovation:
1. The existing framing for the deck was designed for all live and dead
loads required by the International Building Code, 1999 Edition. The
framing at this deck is also in compliance with current codes and the
snow load requirements of the Town of Vail Building Department.
2. The existing door to the deck will be rar�Innor! with a new window and
V ill replaced and
the existing opening infilled with a 2x6 stud wall.
3. The contractor shall construct a new, minimally sloping roof with 2x10
roof joists, structural #2 grade, spaced at 24 inches on center that span
between the exterior wall and the existing deck railing wall. Roof
sheathing shall be 5/8 inch plywood, with 40/20 APA rating.
4. A new metal roof finish will be placed over a waterproofing membrane
on the new framing. Waterproofing shall be continued up the exterior
wall and the adjacent roofs.

In summary, Monroe and Newell Engineers, Inc. have reviewed the existing
structural framing of the Teets Residence at an existing upper level deck and
have determined that the structure under the deck will be in compliance with the
structural requirements of the International Building Code, 2015 Edition, after the
existing deck has been enclosed with a new wood framed deck cover.
