Webb AIA Jordan Merricks Assoc AIA 970-477-2990 VAIL SPA REFURBISHMENT PROJECT - 2016 5 DIVISION 1 GENERAL REQUIREMENTS 1.01 Summary of Work The project consists of the renovation of an existing 1980 condominium building, focusing primarily on replacing existing siding, windows and doors on the exterior. Also included will be upgrades to exterior and interior pool areas and associated locker rooms. ADA and current code upgrades will be integrated throughout all affected areas. The site upgrades will include new patio pavers, pool deck resurfacing with integrated snowmelt system, wood cladding on patio and pool enclosure walls, southwest site stair removal to West Lionshead Circle, refurbishment of East Egress stair from Unit 700, and the addition of new patios outside of select units (OPTION). Landscaping Masterplan will be implemented, although not for this initial phase of work. See Window specifications (Section 8) for detailed performance and aesthetics requirements for all replacement doors and windows WORK BY OTHERS 1. Furnishings 2. Site/Landscape Lighting Allowance: $15,000 1.03 Coordination Cooperation and coordination with Owner and each entity involved with the project, including other contractors, owner's consultants, local code and/or regulatory agencies. VAIL SPA REFURBISHMENT PROJECT - 2016 6 1.04 Field Engineering Verification of utilities, lot lines, benchmarks, and coordination of layout and field measurements. 1.05 Regulatory Requirements All work shall conform to governing codes and regulations of the Town of Vail, Colorado, and applicable protective covenants. Code Classification: International Existing Building Code 2015 Construction: Type 1-A Stories: 7 Occupancy: R-2 Separations: 2 hour (garage/residence) and 2 hour (mechanical/residence) Fire Suppression: Existing fully sprinklered 1.06 Fees All permit fees, compliance deposits, relative to the project, are to be paid by the Owner. All inspection clean-up deposits and sales taxes relative to the project are to be paid by the General Contractor. 1.07 Alternates Each subcontractor shall carefully read the alternates and thoroughly examine the plans and technical specifications to determine the extent the various changes and conditions affect his proposal. 1.08 Submittals Conform to all requirements of the General Conditions, Article 4 (four). 1.09 Quality Control Testing, inspections, and improvement location certificates will be scheduled by the General Contractor, and paid by the Owner. 1.10 Temporary Facilities Provide temporary water, electric, heat, telephone, closures, rubbish removal, fire protection, fences, office, toilets, signs, parking and roads, and scaffolds as necessary. Provide current set of drawings on site at all times. Fencing and site protection shall be provided per The Construction Management Plan, The contractor shall comply with Construction Regulations of Town of Vail. VAIL SPA REFURBISHMENT PROJECT - 2016 7 DIVISION 2 SITEWORK 2.01 Site Protection Protect existing site vegetation. Repair, replace and re-vegetate, if damaged, to the Architect's satisfaction at the Contractor's expense. Fencing and site protection per The Construction Management Plan (supplied by the Contractor) in the Construction Documents. 2.02 Soils Investigation Recommendations found in the "Soils Report" provided by the owner's Geotechnical Engineer. Suggest open pit investigation report to be paid for by owner, coordinated by G.C. 2.03 Site Preparation Verify site conditions and complete selective clearing and grubbing, disposal and utility protection. Strip and stockpile topsoil that will be reused. Prepare staging areas as required. Dispose of stumps, debris and unsalvageable materials off of the Owner's property. 2.04 Earthwork Excavation, fill, rough grading, and finish grading, as required. 2.05 Rock Excavation Rock removal, trenching and excavation shall be non-explosive; ripping with heavy equipment, as required. 2.06 Drainage Complete all drainage systems at exterior footings, under slabs, and at site walls per the owner's Geotechnical Engineer, and drawings. 2.07 Back Fill Fill below final grade and voids resulting from excavation. Compaction per the owner's Geotechnical Engineer. 2.08 Underground Sprinkler System Provide stub-out and back-flow preventer. Sprinkler system and irrigation design by GC. Coordinate with the Owner's Landscape Consultant. 2.09 Landscaping Hardscape by the General Contractor. Trees and plantings by General Contractor. Planting Areas by owner with irrigation by General Contractor 2.10 Exterior Paver Terracing and Steps Per Landscape Plan. Sand-set at on-grade house patios and steps per Architectural Plans; coordinate with Landscape Plans. 2.11 Paving Terrace and patio replacement to be LPS Holland paver with color to match existing blend. VAIL SPA REFURBISHMENT PROJECT - 2016 8 2.12 Foundation Drainage Repair and reseal foundation and precast joints. Inspect existing passive drainage systems for functionality and issues. 2.13 Utilities Water service, sanitary sewer, natural gas, electrical power, telephone, cable TV, and internet service shall be identified and protected during construction. Confirm timing of availability of all utilities. VAIL SPA REFURBISHMENT PROJECT - 2016 9 DIVISION 3 CONCRETE 3.01 Materials A. Ready-mixed concrete conform to ASTM C94 B. Cement: Per Structural Engineers Specifications C. Aggregate: conform to ASTM C33-57 D. Sand: conform to AST C-33 E. Curing: shall be by moist curing method or by curing compound. F. Curing compound: Kur-N-Seal or equivalent G. Floor hardener: Lapidolith or equivalent H. Reinforcing steel: 1. Bars to conform to ASTM A615, grade 60. 2. Sand finish, three coat integral color stucco with grid/joints on framed exterior walls, and appropriate flashing at windows, doors and glu-lams. 2. Rolled textured paint on existing precast concrete walls, and appropriate flashing at windows, doors and glu-lams. 3. Patch, repair existing CIP concrete with two coat integral stucco assembly, and appropriate flashing at windows, doors and glu-lams. Flatwork: 1. Exterior: as noted on Architectural & Landscape Drawings 3.06 Curing Shall be by moist curing method or by curing compound. 3.07 Cold and Hot Weather Concrete Work Conform to ACI306-66 and Recommended Practice for Cold Weather Concrete pours. 3.08 Protection of Other's Work All wood, stone, finish, etc. shall be protected during pouring of concrete. Any work defaced with concrete shall be replaced by Contractor at the Contractor's expense. 3.09 Concrete Repair for Pre-Cast and Cast in Place Concrete Patch all damaged or missing areas of precast walls, finish to match adjacent existing areas VAIL SPA REFURBISHMENT PROJECT - 2016 10 DIVISION 4 MASONRY 4.01 Concrete Masonry Units Comply with recommendations of National Concrete Masonry Association (NCMA) Locations are as required for site walls, pool enclosure, etc. DIVISION 5 METALS 5.01 Structural Steel (For entry addition, sloped glazing structure, and east egress stair refurbishment) All structural steel shall conform to ASTM specifications A36 except pipe columns which shall conform to ASTM A53 and tube columns to ASTM A500, grade B, latest editions. Anchor bolts shall be A307 steel and miscellaneous embedded items shall be A36 steel. Exterior exposed structural steel and steel connectors shall be painted with Tnemec Industrial Coating, to prevent rusting and bleeding; color: TBD 5.02 Metal Fabrications Submit shop drawings for all miscellaneous fabrications 5.03 Steel Studs/Furring Submit for Structural Engineers Approval. 5.04 Decorative Metals A. Exterior Metals: 1. Metal wall panels (siding)per the Architectural Drawings; hidden fastening system; rainscreen-type application (alt/options as follows): a. VAIL SPA REFURBISHMENT PROJECT - 2016 11 DIVISION 6 WOOD AND PLASTICS 6.01 Rough Carpentry A. All FRT 2x lumber shall be Douglas Fir Larch S4S # 2 and better. Partition studs shall be FRT Standard grade and better (Douglas Fir Larch Hem Fir 2x at 16" o.c.). Top and bottom plates shall be FRT Douglas Fir Larch #2 or Hem Fir #2 and better. B. Prefabricated FTR wood members shall be the type noted on the drawings and shall be "Trus-Joist" or “Boise Cascade.” C. FRT Plywood Decks and Sheathing Panels shall be of the sizes shown on the drawings in accordance with recommendations and bear the grade stamp of the American Plywood Assoc. 6.02 Finish Carpentry A. All new interior trim will match exisiting (UON); repair existing as needs; refinish with new color/texture. B. Interior Millwork: Lockers and Misc.
