OF VAIL BUILDING CODES BEING APPLICABLE TO THIS BUILDING.
UNDER THE CURRENT INTERNATIONAL BUILDING CODE 2015 (ADOPTED BY THE TOWN
OF VAIL), THE BREAKAWAY WEST 100, 200 BUILDING WOULD BE CLASSIFIED AS A
TYPE VA CONSTRUCTION TYPE, ALLOWING 3 STORIES IN HEIGHT. THE CURRENT
BUILDING IS 4 STORIES. IF BUILDING 100, 200 WERE EQUIPPED WITH AN AUTOMATIC FIRE
EXTINGUISHING SYSTEM IT COULD BE CONSTRUCTED 4 STORIES HIGH IN ACCORDANCE
WITH THE INTERNATIONAL BUILDING CODE 2015.
IN LIEU OF INSTALLING AN AUTOMATIC FIRE EXTINGUISHING SYSTEM THE OWNERSHIP
OF BREAKAWAY WEST BUILDING 100, 200 ARE INSTALLING SUBSTANTIAL
IMPROVEMENTS TO THE EXISTING BUILDING IN ORDER TO INCREASE THE SAFETY OF THE
BUILDING:
1. MODIFYING EXISTING STAIRWAYS TO COMPLY WITH RISE/RUN REQUIREMENTS OF THE
INTERNATIONAL BUILDING CODE 2015.
2. REMOVING THE EXISTING COMBUSTIBLE EXTERIOR SIDING AND REPLACING IT WITH
NONCOMBUSTIBLE FIBER CEMENT SIDING AND A THREE COAT STUCCO FINISH.
3. INSTALLING EGRESS WINDOWS IN ALL SLEEPING ROOMS
4. INSTALLING 20 MINUTE RATED DOORS WITH SELF-CLOSER AND SMOKE SEAL AT ALL
DOOR OPENINGS IN THE STAIRWAY/EXIT PATH.
