All documents and information contained within are the property of Foster Construction Ltd. and are intended for the sole use by the Owner and their consultants. At no time shall the information within this proposal package be shared with any outside parties without written permission of Foster Construction, Ltd. GENERAL The goal of the project is to address all unit finishes to bring the unit up to platinum level. New doors and trims. New finishes to be traditional mountain look – Colorado Feel, Not contemporary. □ Key variables: Lead time on all materials: doors, door hardware, wood trim, tile and carpet. Long lead time materials have not been ordered so delivery dates are unknown. □ Project Start: April 11th at the close of Vail Mountain □ 00.411 Building Permits: o Owner is responsible for obtaining permission to do the work from The Manor Vail Condominiums. o Foster is responsible for obtaining Town of Vail permits if needed. o Owner is responsible for providing the required Architect stamped drawings for Town of Vail permit application if needed. o Exterior modifications are not being made so Town of Vail DRB permission is not required. □ 00.502 Structural Engineer: No Work. Structural changes to be engineered by Monroe Newell Engineering – Hannes Spay □ 01.457 Testing & Inspection Services: State of Colorado and the Town of Vail require all buildings with demolition to have the materials tested for asbestos content. This unit has been tested and found that the drywall taping materials for the walls and ceilings throughout the unit contain 2%-3% Chrysotile and the vinyl floor tiles in the Owner’s closet contain 10% Chrysotile and must be removed prior to any other work in the unit. □ 01.523 Temporary Toilet: construction crews will use available toilets in the unit. □ 01.746 Trash Removal: 4 CY dumpster located in the south parking area of Manor Vail Lodge. □ 12.500 Furniture Moving: Move furniture away for the work areas and drape with painter plastic to keep clean. □ 09.010 Protection: o The construction access from ground level entry and up the stair to the 2nd level on the south side of the A building. Foster will protect the stairs and hallway with carpet protection. ¼” blue fan fold foam sheets will be applied to the inside of the Entry hall and Entry doors. o Protect the tile floors in the Baths with wall to wall blue ¼” blue fan fold foam sheets and ¼” Masonite. Box 1952 Edwards, CO 81632 (970) 926-3202 Page 2 of 5 FosterLtd.com o Protect the wood floor in the Kitchen with wall to wall ¼” blue fan fold foam sheets and ¼” Masonite. o Protect the Entry tile floor with ¼” blue fan fold foam sheets after new tile is installed. o Protect finishes that are in harm’s way as they are installed in the house. For example: upon installation of cabinets apply blue foam protection board to the face of the cabinets. o Pad walls at pinch points. □ 02.200 Demolition: o Remove all of the existing carpet, Entry floor tile, interior doors, door frames, door trims, base trim, window case and window jamb extensions. See each room for detail of demolition. □ 06.100 Rough Carpentry: Clean up framing from removal of doors and walls in the Entry and Kitchen □ 06.200 Finish Carpentry: Install new doors, case doors, jamb extension on all windows, window trim, Base, wood baseboard heater covers, and wrap ceiling beams □ 06.220 Millwork: Knotty Alder wood trim S4SE2: 3-1/4” x ¾” case, 5-1/4” ” x 5/8” base, 5-1/4” ” x 4/4” door head trim, 5/4” window sill, use case for apron, ¾” window jambs, ¾” beam wraps and ¾” base board heat covers. □ 08.200 Wood Doors: All new knotty alder doors: 1-3/4” thick, two flat panels, square sticking, pre-hung. □ 08.700 Door Hardware: All new door hardware except the exterior door key card locks. □ 09.250 Gyp Board: See each room for work. o Drywall texture to be hand applied. The goal is to eventually have the entire unit with a light hand texture on the walls and ceilings. o Patch Entry from removal of door walls o Patch and texture the east wall of the Living Room after removal of wood paneling o Patch drywall at the fireplace hearth o Patch walls from removal of window valances in the Living Room and Bedroom 212 o Patch walls in the Living Room from removal of TV cabinet and hearth finishes □ 09.300 Tile: New Entry and Owner Closet floor □ 09.640 Wood Floor: See Kitchen. Entend wood floor to Pantry, apply top coat to the existing wood floor in the Kitchen □ 09.680 Carpet: New Carpet throughout. Carpet selection is: ________________________________ □ 09.900 Painting: o Stain and finish all of the new interior doors in the unit o Stain and finish all of the new door casing o Stain and finish all of the base trim o Stain and finish all of wood beam wraps o Stain and finish all of the window jamb extensions o Stain and finish all of the window case, sill and apron o Faux the window sashes and frames to look like the trim o Paint all of the walls and ceilings. o Stain to be _____________________ o Paint color on walls: Benjamin Moore ______________________ o Paint color on ceilings: same as walls o Do not paint any concealed head fire sprinkler or fire alarm and detection devices □ 10.300 Fireplace: No Work to unit. New sand stone hearth □ 11.451 Appliances: No Work. □ 12.320 Cabinetry: No Cabinetry work □ 12.360 Counter Tops: No work □ 12.490 Window Treatments: o All new blinds on the Bedroom windows, Living Room windows and Living Room sliding glass door. o Add (2) blinds to the 8”h x 112”w x 36”h trapezoid windows above the doors and windows in 213 Bedroom and 214 Bedroom. o Add (2) blinds to the 8”h x 124”w x 42”h trapezoid windows above the doors and windows in 212 Bedroom and 212 Living Room. □ 13.280 Hazardous Material Remediation: Remove drywall from the ceiling of the Entry, walls of the removed door walls, and Kitchen wall prior to demolition. □ 13.850 Fire Detection and Alarm: Manor Vail Lodge engineering takes care of the fire alarm system. o Contact MV Engineering to have the (6) smoke detectors covered for the entire unit during construction. Remove cover at the completion of the work. □ 13.930 Fire Suppression: No Work. All (15) sprinkler heads are concealed heads. Preferred sprinkler contractors are All State and Western States P.O. If the wood comes easily then we will remove the wood during the demolition. P.O. If taking off the wood paneling is difficult and disturbs the drywall, then leave the wood paneling in place. Same goes for the wood at the hearth facing. o Remove the shelving from the desk area □ 09.250 Gyp Board: o Patch drywall from removal of the valances, TV cabinet, wood paneling and wood at the hearth.at the face of the hearth, and desk area. o If the drywall must be removed with the paneling on the east wall then the wall will need new drywall.
