All work will be completed within existing unit space.

No DRB submittal or approval necessary.
THE CONDO UNIT HAS ALREADY BEEN DEMOLISHED. ALL DRYWALL AND ASBESTOS HAS BEEN REMOVED. ONLY WOOD STUDS REMAIN.
THE UNIT SEPERATION FIRE-RATINGS HAVE BEEN COMPROMISED. ALL FIXTURES AND EQUIPMENT HAVE BEEN REMOVED OR ARE GOING
TO BE REMOVED. MOST OF THE WOOD STUD WALLS ARE GOING TO BE REMOVED AS WELL. A FEW WOOD STUD WALLS WILL REMAIN IN
PLACE. SEE FLOOR PLANS FOR EXISTING AND NEW WALL LOCATIONS.
THE BEDROOM WINDOWS WILL REMAIN UNTOUCHED. IF THE WINDOWS ARE CHANGED DURING CONSTRUCTION THEN THEY MUST MEET
EGRESS REQUIREMENTS OF THE 2015 IBC AND MEET HOA REQUIREMENTS FOR MATCHING EXISTING WINDOWS.
THE LIVING ROOM WINDOWS AND DOORS WILL BE UPGRADED IN QUALITY BUT REMAIN WITHIN THE EXISTING SIZE OPENINGS OF THE
EXTERIOR WALL. THE UPGRADED ALUMINUM CLAD WINDOWS MUST MATCH EXISTING COLORS AND BE APPROVED BY THE HOA. ANY NEW
WINDOW OR DOOR MUST MEET THE IBC 2015 MAXIMUM U-VALUE OF .30. A NEW FRONT DOOR MUST BE APPROVED BY THE HOA.
ALL NEW INTERIOR FINISHES AND COLORS ARE TO BE SELECTED AND APPROVED BY THE OWNER.
THE EXISTING WOOD BURNING FIREPLACE MUST NOT BE ALTERED EXCEPT FOR AESTHETIC SURFACE MATERIAL UPGRADES.
IF ANY ALTERATION IS PROPOSED DURING CONSTRUCTION, A STRUCTURAL ENGINEER MUST BE RETAINED AND ALL CHANGES
ENGINEERED. ALSO ALTERATIONS MAY REQUIRE THE LOSS OF THE WOOD-BURNING FIREPLACE AND A HIGH-EFFICIENCY OR GAS
APPLIANCE FIREPLACE MUST BE PROPOSED AND APPROVED BY THE TOWN OF VAIL, IN IT'S PLACE.
MUCH OF THE PLUMBING WITHIN THE COMMON WALLS IS HIGH-QUALITY COPPER PIPING WHICH IS AN APPROVED MATERIAL FOR 1-HR
RATED ASSEMBLY WALLS. ALL NEW PLUMBING MUST ALSO BE HIGH-QUALITY COPPER PIPING WITHIN COMMON WALLS.
AN EXISTING CHASE FOR LAUNDRY EXHAUST WILL BE RE-USED FOR THE NEW STACKABLE W/D IN APPROX. SAME LOCATION.
THE PENETRATION MUST BE SEALED PER CODE.
AN EXISTING CHASE FOR THE MECHANICAL EXHAUST AND AIR-INTAKE WILL BE ABANDONED. THE CHASE OPENING WILL BE COVERED AND
MEET SAME FIRE RATING DETAIL AS THE SURROUNDING LID.
A HIGH-EFFICIENCY WALL-MOUNTED BOILER WILL BE SELECTED BY THE OWNER/CONTRACTOR. THE AIR INTAKE AND EXHAUST PVC PIPES
WILL RUN THROUGH THE CEILING JOIST SPACE HORIZONTALLY TO THE REAR WALL AND EXHAUST AT A LOCATION APPROVABLE BY THE
HOA AND THE BUILDING OFFICIAL. MINIMIUM CLEARANCES TO OPERABLE WINDOWS MUST BE ACHIEVED.
THE WATER HEATER WILL BE A SIDE-ARM WATER TANK (HEATED USING THE BOILER) OR A PROPRIETARY WATER HEATER SELECTED BY
THE OWNER/CONTRACTOR AND APPROVED BY THE TOWN OF VAIL.
AN EXISTING STRUCTURAL POINT-LOAD WOOD-STUD GANGED POST LOCATED ALONG THE REAR EXTERIOR WALL HAS BEEN
COMPROMISED WITH A CUT-IN PLUMBING PIPE. STRENGHTEN PER STRUCTURAL ENGINEER - KRM CONSULTANTS MEMO DATED 6-22-16.

ALL WORK MUST BE COMPLETED IN ACCORDANCE WITH THE 2015 EDITIONS OF THE "INTERNATIONAL BUILDING CODE" (IBC),

"INTERNATIONAL FIRE CODE", THE 2014 EDITION OF THE NATIONAL ELECTRICAL CODE, AND TOWN OF VAIL ORDINANCE SERIES 2015

BASED ON REVIEW OF THE EXISTING DRAWINGS, THE EXISTING BUILDING WAS CONSTRUCTED AS A NON-CONFORMING TYPE V 1-HR
BUILDING. ALL NEW WORK WILL BE COMPLETED IN ACCORDANCE WITH THE REQUIREMENTS OF A TYPE V-a CONSTRUCTION
CLASSIFICATION.
IT IS ASSUMED THAT THIS PORTION OF THE EXISTING BUILDING WAS CLASSIFIED AS AN R-1 OCCUPANCY WHEN IT WAS CONSTRUCTED.
UNDER THE PRESENT CODE IT IS CLASSIFIED AS AN R-2 OCCUPANCY. ALL NEW WORK WILL BE COMPLETED IN ACCORDANCE WITH
THIS CLASSIFICATION.
THE EXISTING BUILDING IS (3) STORIES TALL AND THE BUILDING HEIGHT WILL NOT BE INCREASED WITH THE PROPOSED WORK. THIS
UNIT IS LOCATED ON THE FIRST STORY.
SHOULD ANY PENETRATIONS OF NEW WALL ASSEMBLIES AND FLOOR / CEILING ASSEMBLIES BE REQUIRED DURING THE

SECTION C402.4.8 FOR METHOD OF INSTALLATION AND WILL RECIEVE HIGH EFFICIENCY LAMPS. NEW ELECTRICAL DEVICES AND
INTERIOR LIGHTS ARE TO BE APPROVDED BY THE OWNER. VERIFY LOCATIONS OF ALL ELECTRICAL DEVICES AND LIGHT FIXTURES
WITH THE OWNER AFTER INSTALLATION OF ROUGH-IN BOXES AND PRIOR TO INSTALLING WIRING.
THE ELECTRICAL BOX IS BEING MOVED AND ALL OF THE ELECTRICAL WIRING IS BEING REPLACED AND/OR UPGRADED. ELECTRICAL
