The project includes converting a portion of the existing crawl space to a new bedroom which will require an existing crawl space wall vent to be converted into an egress window. You requested that KRM provide a header size as well as a retaining wall design for an area under the existing deck that needs to have a lower grade to provide sufficient room for the new egress window. We visited the site on 6/30/2016 and reviewed the following drawings to prepare the requested design details: DRB ARCH DRAWINGS dated 5-18-16 from Martin Manley Architects KOENIG Residence structural drawing dated 3-21-95 from Monroe and Newell The design loads used to evaluate the existing structure and design the new structural elements are as follows: Roof Snow Load: 80 PSF Roof Deal Load: 15 PSF Floor Live Load: 40 PSF Floor Dead Load: 15PSF Deck Live Load: 100 PSF Deck Dead Load: 15 PSF Lateral Earth pressure fluid Equivalent: 50pcf Based on our site visit and the above drawings it is acceptable to use the following header for the new egress window in the lower level: (3)—9 %z LVL with(2)-2x6 jack studs and (1)-2x6 king • stud per side. If during demolition of the existing structure you find anything that differs from the original structural drawing please notify us to reevaluate the design. P.O. July 7,2016 • Viola Remodel 1607-03 For the retaining wall under the existing deck please see the attached sketch for a cross section of the proposed wall. The estimated values that were used in the design should be confirmed by a geotechnical engineer during construction and any variance should be reported to us for evaluation. The above design recommendations are based on a review of the above listed drawing and the visual inspection of the property.
