Town of Vail Design Review Board 75 South Frontage Road Vail, Colorado 81657 May 27, 2014 RE : GARAGE AND DRIVEWAY EXPANSION AT EXISTING RESIDENCE AT 146 FOREST ROAD (LOT 6,BLOCK 7, VAIL VILLAGE FIRST FILING),VAIL, COLORADO. Design Review Board and Staff; The Owner of the existing single-family residence (2 Family Residential—Primary Secondary zoning) at 146 Forest Road is proposing the expansion(90 sf) of the existing entry level garage; and the at-grade expansion(325 sf) of the existing driveway. The garage expansion will occur BELOW an existing cantilevered bedroom floor area above, and the driveway expansion will occur west and north of the existing drive area. As noted above, there is no increase in site coverage as the garage addition occurs BELOW the existing cantilevered floor area above. The existing garage is 437 square feet, and the addition of 90 square feet keeps the proposed garage below the 600 square foot GRFA credit. The driveway expansion entails 1.) removal of an existing 5'+/- high stone veneer planter wall along the west side of the garage to allow for the shifting of an existing parking space adjacent to the garage to an existing higher retaining wall; 2.)Extending the west edge of the parking platform to 3' from the western property line (this will require the removal of 2 existing fir trees; the addition of a stone veneer"shot-crete" wall section; and an at-grade curb edging to contain grades and the snow-melted pavers); and 3.) Expansion to the north with a new 36" above grade retaining wall 10' south of the north property line (to comply with height requirements of retaining walls within the front setback, a new 36" high boulder landscape wall will be placed downhill from the new retaining wall section). New plantings will be placed as shown on the site plan and as noted on the application. The additional 325 square feet of drive keeps the landscape square footages above and below the allowed minimums and maximums. All other site development Standards are to be maintained. All materials, colors, and finishes are to match existing. Existing exterior light fixtures (1 wall sconce and 2 recessed) are to be relocated.
