I. Introduction
The owners of units 101 and 102, Geroca S.C., represented by Loguer Design and Eggers
Architecture, Inc., are requesting a minor amendment to Special Development District No.6
(SDD#6) to allow for the expansion of Unit 102, the remodel of the patio outside units 101
& 102 and the expansion of decks including window to door replacement for units 201,202,
301,401 & deck expansion at unit 501. Unit 101 (parcel #: 2101-082-54-077) and Unit 102
(parcel #: 2101-082-54-002) were combined into a single living unit in a previously
completed remodel. As a part of this remodel Unit 102 is proposing to increase the GRFA
by 47 square feet. According to Section 12-9A-2: Definitions, Vail Town Code, an increase
of GRFA under 250 square feet and modifications to landscaping is considered a Minor
SDD Amendment.
The attached application has three major components:
1. Unit 102 is proposing to increase its floor area by 47 square feet. This is being
accomplished by adding a store front style glass wall and ceiling to the master suite. The
suite is being extended to the south 5 feet. The window configuration and construction
details match the existing entry on the north elevation.
2. The patio outside Units 101 & 102 is being remodeled to include a built-in grill area, gas
fire pit with seating, and an in-ground stainless steel pool and hot tub. A four foot high
planter is being constructed along the west boundary to act as a screen to the adjacent
property. The south wall of the pool and hot tub is two feet above the patio level with a
twenty inch tall metal railing to match the existing. An additional planter is located at the
eastern end of the pool. The modification results in a conversion of 802 square feet of
landscape area to hardscape area.
3. The decks on units 201,301, 401 & 501 are being expanded across the width of each
unit and are supported by a stucco column and side wall on the west end. This expansion
ties to a previously approved Major SDD Amendment approved in May of 2014.
All exterior building materials are to match the existing materials with the addition of
Colorado buff slab caps at the new planter and pool walls. The patio will be a Colorado
buff flagstone patio that is snow melted.
II. Background
Village Inn Plaza is located at 68 East Meadow Drive. The property is part of Phase III of
Special Development District No. 6, Vail Village Inn. This SDD has an underlying zoning of
Public Accommodation (PA). See vicinity map of property below:
SDD #6 was adopted by Ordinance No. 7 of 1976 and has undergone multiple
amendments since is adoption. Most of the amendments have been associated with the
other phases of the SDD. The structure has seen minor changes since its original
construction, mainly exterior window updates and interior remodels, but remains largely
unchanged from its original construction. The previously approved modifications will add
some exterior detail and update the appearance of the building to match the architectural
detailing of the more recently constructed adjacent properties. See photo of the frontage
