HomeMy WebLinkAboutDRB140240_Project Narrative_1405357860.pdfThe Following is a summary of the project which we would like to undertake at 2943 Bellflower Dr in Vail Colorado. The overall scope of the project is to replace the existing driveways, spa area, and lower back patio area with heated pavers. The area between the spa deck and the west driveway will be changed from dirt and grass to heated pavers with a small gas fire pit and a garden area. The East Drive will be reduced in width by 2 feet and the Spa Patio will be increased by 1.9 feet. The project will be broken down into 3 segments. The first segment will be the lower rear deck, spa area and fire pit area. This segment is expected to take about 6 weeks. The second segment will be the west drive and walkway between the drives, and is expected to take about 2.5 weeks. The third section is the east drive and boiler installation and is expected to take about 2.5 weeks as well. The first segment will be undertaken in the following manner. The removal of the current decking, railing, the 3’ retaining wall, spa, privacy wall stairs and concrete pad at base of stairs. A new pressed concrete block retaining wall will be built to replace the old. A concrete pad with cinder block walls will be built to house the Spa. and the area will be back filled to bring it up to level. The heating tubes will be installed and pressure tested then the pavers will be laid to give a finished surface. A glass wall will be placed across the north end of the patio area alongside the spa for safety, this wall will then become a cable railing with a wood top rail across the rest of the north side of the patio area. A faux stone privacy wall along the west side of the spa for visual privacy and safety becoming a cable rail and continuing to the stairs leading up to the main level of the house. This section will all be on the same level as the existing lower back patio. The fire pit section will be on the same level as the spa section the firepit located approximately in the middle of the section. A garden section will be located at the south end of the section and will have a staircase around it. The stairs leading up to the main section of the house will be running south along the west side of the patio to a landing and then turning east and finishing at the main level of the house. The retaining wall will be built first and then back filled. The stairs will be built next. then the gas line will be run for the fire pit. The fire pit built, the heating tubes run and tested and then the pavers laid. This will complete the first section of the project. The second section of the project will be started by removing the existing driveway and walkway between drives to a dumpster. Then the heating tubes will be run and tested and the pavers laid. a cable rail will be run along the west side of the drive and along the north side by the staircase to the fire pit area. The third section of the project will be to remove the existing concrete driveway in front of the garage and then to lay the heating tubes and pavers.
