Town of Vail Design Review Board July 14, 2014 75 South Frontage Road Vail, Colorado 81657 RE: ADDITION OF NEW SECONDARY UNIT AND REMODEL TO EXISTING PRIMARY RESIDENCE AT 401 BEAVER DAM CIRCLE—PREVIOUSLY REVIEWED AND APPROVED AS DRB 130541 SUBMITTAL. Design Review Board and Staff; The Owner of the existing single-family residence at 401 Beaver Dam Circle is proposing the addition of a new secondary residence to their property. The lot is zoned residential primary/secondary. A design was previously reviewed and approved on 12/04/13 as DRB 130541. The Owner would like to modify that submittal, and due to changes in site coverage and GRFA a new DRB application is required. A conceptual Design review of this design was reviewed on 6/18/14. The major changes to the original proposal (from 12/04/13) are as follows: Primary Residence (existing residence on site): 1. Reduction in proposed GRFA. 2. Reduction in building site coverage. 3. Reduction in size of new garage to residence stair connection. 4. New asphalt shingle roofing to replace existing cedar shingles (should the TOV allow for Class A fire resistive cedar shingles prior to completion of construction, installation would be requested). 5. Addition of new storage rooms on west face of garage (secondary unit connection). 6. Relocation of parking space from NE corner of property to west side of existing garage. Secondary Residence (new) 1. Relocation of garage from SW corner of property to adjacent to existing garage (with new storage room connection). 2. Reduction in area of heated drive square footage. 3. Elimination of 90'+/- lineal feet of drive retaining wall. 4. Reduction of Primary/secondary connection square footage. 5. Reduction in building site coverage. 6. Relocation of primary living spaces 18'+/- uphill from open space. 7. Stair relocation from western to southern façade of residence.
