Design Review Board and Staff; The Owner of the existing west unit of the duplex residence is proposing to convert an existing crawlspace area and a portion of the existing garage at the lower level of the existing residence to provide a new mudroom and tv room. All of the proposed new GRFA is within the existing lower level walls, and the converted garage area will still allow for the 2 existing parking spaces to remain. As part of the remodel, the main level kitchen is to be remodeled. As part of the kitchen remodel, an existing window at the north wall will be eliminated (infill finish to be stucco to match existing), and an existing 5' sliding glass door (with window above) in the west wall will be replaced with a new 6' wide unit. The upper level master bedroom and bath suite will be remodeled, and a new 72"x30" double awning window will be added in the west wall (aligned with new sliding door below). All new materials, finishes and colors are to match existing. No new exterior lighting is proposed as part of this application.
