Box 1514, Vail Co. 81658 9701476-6333 home 9701331-8245 mobik Dear Design Review Board, At our residence at 782 Potato Patch Drive in Vail, we have been plagued by water problem associated with our exterior stairs to our front door. The landings, risers and treads of this large external stair case are of sandstone while the vertical walls supporting the stairs are of concrete covered with stucco. Moisture from melted snow and rain has been repeatedly able to infiltrate behind the stucco causing it to bubble and also stain where water has penetrated and run down staining the surface. The attached pictures demonstrate the problem. We are just finishing extensive regrouting and sealing of the stairs but are convinced the long term solution, in addition to the work just completed, is to install a stone veneer on the exterior that would match the stone on the stairs and, thereby, eliminate the un- sightly staining on the stucco that we are now dealing with annually. Our contractor,Chavez Construction and Masonry, in order to support the veneer, would install approximately a 4"x4" steel angle iron at the base of the stair walls and fasten it to the structural con- crete of the existing stairs. He would then insert a series of ties into the walls such that the 2-3" veneer stones would be secured to the structural concrete with grout. The stone would be applied in a mo- saic pattern with grouting visible similar to the existing stairs. The ex- isting stone treads would be removed and replaced by comparable stone approximately three inches longer at either end so as to extend past the new stone veneer in order to prevent water from infiltrating behind the new veneer.
