Design Review Board and Staff; The Owner of the existing single family residence at 1054 Homestake Circle is proposing to replace his existing deteriorating decks and at grade patio. The existing timber decks are to be replaced with new wood decks (in a slightly modified configuration). The eastern portion will be raised 15"to align with the higher kitchen (at present there are 2 steps at the existing sliding glass door) floor level. The western portion of the deck will have an extended section to allow for increased furniture placement. The western stair will be rebuilt to connect the main level deck with the lower deck, and a new railing will be installed to match the deck railing (it does not at present). The existing lower level concrete patio slabs (sloping and in need of repair)will be removed and replaced with new wood decking to match and align with the main level deck and support columns. All of the existing lower level deck and railing is to be removed. The eastern 66"x 10'-0" +/- will be replaced with new interlocking brick pavers with a 6x6 treated timber edging. A new 36"wide x 66"raised timber planter will be placed at the east end of the patio area to provide improved grade transition at the northeast corner of the existing residence. A new set of timber steps will be added to the very southwest corner of the lower deck area to access existing grade. All new materials, finishes and colors are to match existing.
