Subject: Potential Geologic Hazards, Proposed Duplex on Lot 2, Bighorn Estates, 4288
Nugget Lane, Vail, Colorado.
Dear Mr. Desmond:
As requested, we have reviewed the impact that the proposed duplex planned on Lot 2
could have on potential geologic hazards in the area. Lot 2 and adjacent properties in the
Bighorn Estates are exposed to potential rockfall, snow avalanche, debris flow and debris
avalanche hazards. We previously performed a site specific rockfall risk and mitigation
feasibility study for the proposed duplex (Hepworth-Pawlak Geotechnical, 2014). A
schematic grading plan by Alpine Engineering dated July 28, 2014 was provided for our
review of the geologic hazards impacts.
It is our understanding that you do not plan to mitigate the potential geologic hazards but
will accept the risk they may pose on the duplex. The proposed duplex construction and
associated site grading shown on the July 28, 2014 Alpine Engineering schematic grading
plan should not increase the existing rockfall, snow avalanche, debris flow and debris
avalanche hazards to adjacent properties including public streets, right-of-ways and
easement.
