Lower Level: Foundation and retaining wall for a new Garage bay and extended Patio above. This replaces the open area below the existing deck. SF= 443.75. Main Level: A 19’ x 14’-6” wood frame addition housing a new Breakfast/Family area. In the existing home a new kitchen and powder room are proposed. The floor framing cantilevers out 24” over the foundation on the west. SF= 275.50. Upper Level: A small reading niche room to the existing bedroom. SF= 120.00. Roof: Primarily a 3/12 shed roof with an upper level 5/12 gable roof that matches the existing roof and fascia detail. Also we are proposing removing the old cedar shake shingled roof to re- roof the entire home with a 24” standing seam metal roof. General: The design philosophy was to allow the addition to appear as an “add-on” typical of historic western “ranch buildings”. The board and batten was chosen the tie-in the existing upper gable end’s material and allow matching repair to that area. The stone and metal roofs will match the materials being used on Lots 1, 2, 3, and 5 to tie-in to the proposed Elk Meadows Development currently under site development construction. The stone will be added to the existing stucco below as a “base” up to 36” high and the east chimney on the existing residence. All other architectural elements are to match the existing log home details. Thank You for your consideration, Sig Bjornson II, AIA
