Do not scale drawings. 2. Verify all dimensions, conditions and utility locations on the job prior to beginning any work or ordering any materials. Notify Architect of any conflicts or discrepancies in the documents immediately. 3. All construction work is to be conducted in accordance with Town of Vail regulations, the Building Codes in force, and any Construction Guidelines For Unit Remodels provided by the Vantage Point Owners Association or Vantage Point as a whole. All work shall be conducted in a workmanlike manner. The Contractor is responsible for obtaining all permits and approvals. The contractor is responsible for job safety and securing unit during remodel. 4. Plan dimensions are to face of existing or new finish unless otherwise noted. Section and elevation dimensions are to top or bottom of finish unless otherwise noted. 5. No detailed Construction Drawings or As-built drawings were available for reference in the design of this remodel. The contractor shall verify all structural layout assumptions, and surrounding wall construction and verify that existing plumbing changes will be feasible during the period of demolition prior to commencing reconstruction.. Proceed with caution in demolishing any existing walls. Remove drywall and any other finishes prior to removing framing. Notify Architect and if required, Structural Engineer, as soon as walls, ceilings and floor structure have been exposed for review. 6. The Contractor and Subcontractors shall field coordinate and obtain approvals from the Architect/Engineer/Building Manager before cutting, notching or drilling of any cast-in-place concrete, steel framing or any other structural elements that may affect the structural integrity of the building. 7. All new wall framing to be minimum 2 x 4 construction. 8. Provide all necessary blocking in stud walls and ceilings. Locations include but are not limited to ceiling and wall mounted fixtures, toilets, toilet accessories, cabinetry, countertops, shelves, closet rods, artwork and light fixtures. 9. Coordinate all electrical and mechanical fixtures to fit within ceiling, floor, walls and otherwise designated spaces. Verify with architect when changing configurations noted on drawings. 10. Existing gas fireplace insert is to remain. New surround to meet all applicable clearance requirements per fireplace mfg. 11. Verify electrical rough-in locations for all appliances and light fixtures. Immediately notify Architect of any conflicts or discrepancies with the information provided herein or with existing field conditions. All electrical work in this project is to be completed in a workmanlike fashion and in accordance with the requirements of the currently adopted version of the National Electrical Code (NEC). Electrical contractor is to confirm plugs, switches, plates and plate colors prior to installation. 12. Electrical fixture locations and wiring have increased and changed substantially and the new load is to be analyzed by the Contractor's Electrical Engineering consultant with respect to the existing panel(s) capacity. 13. Verify plumbing rough-in locations for all appliances and fixtures. Immediately notify Architect of any conflicts or discrepancies with the information provided herein or with existing field conditions. All plumbing and mechanical work in this project is to be completed in a workmanlike fashion and in accordance with the requirements of the current version of the Uniform Plumbing Code (UPC), Uniform Mechanical Code (UMC) and National Fire Protection Act (NFPA) as adopted by the governing municipality. 14. Some plumbing fixture locations have been altered to some degree. The contractor shall investigate the feasibility of the newly located bathroom immediately on demolition and advise the Architect immediately if the bathroom cannot be accommodated where shown or what effect accommodating a drain/vent etc. may have on the designed room arrangements. 15. Contractor shall notify Architect immediately in the event that additional detail or clarification is needed from the architect. Failure to notify Architect with ample lead time shall relieve the architect of responsibility for delays to the project. 16. The General Contractor shall be responsible for satifying all applicable codes, including but not limited to the IBC, IPC, IMC, NEC, IFGC and IECC.. Contractor is responsible for obtaining all permits and required approvals. Town of Vail is currently using the 2009 editions of the International Building Code ,International Residential Code ,International Fire Code ,International Mechanical code ,International Plumbing Code ,International Fuel Gas Code ,International Energy Conservation Code ,International Performance Code 2008 ;Edition of the National Electrical Code 1997 ;Edition of the Uniform Code for the abatement of dangerous buildings. 17. Substitutions for "equal" products will be acceptable only with the Owner's and Architect's written approval. 18. It is the intent and meaning of these documents that the Contractor and each Subcontractor provide all labor, materials, transportation, supplies, equipment, cleanup, etc. to obtain a completed job within the recognized standards of the industry. 19. Coordinate all cabinetry configurations with Architect prior to rough-in. 20. Coordinate all trim profiles and configurations with Architect. 21. Coordinate all interior finishes with Architect. 22. Areas of existing construction to be disturbed shall be tested for asbestos and abated per Colorado Statues and OSHA requirements if necessary and any other requirements required for such work. The Architect is not responsible for identifying, ordering any tests for, or administrating any remediation of asbestos. 23. Contractor shall be responsible for maintaining and/or upgrading assemblies at all walls between other units or at common spaces to maintain required fire ratings. 24. Exterior walls should remain almost wholly unaltered. If exterior walls need to be altered, Contractor is responsible for repair of exterior wall structure, insulation, building wrap, flashing and vapor retarder to match existing or to be compatible with existing.
