Shelly and Joe,
I added to project Dox some of the documentation I have on the PEC/Variance for the Drive that was submitted by John
Martin for the previous Owner of the Lot (DAVE HILB). I have reviewed the variance with Joe B. and Tom K. We finished
the process of amending the Easements as required by the variance approval. The Variance and Plat should be recorded
by the TOV.
Responses to comments that did not save to the project Dox form.
A1‐2.pdf csalli 2' road base shoulder was added and shown on sheet A1‐1. This is located on portions of the
site in front of the buildings that were disturbed during construction
A1‐1.pdf csalli The easements were revised in a plat revision as part of a Driveway Variance. The easements
are as shown on the latest plat revision recorded by the TOV.
A1‐1.pdf csalli A guardrail was located on the plan 5'‐0" from the street and above the boulder retaining walls.
A1‐1.pdf csalli Boulders were moved out of the area within 5'‐0" of the road in 2 locations. the grade will
return to the existing slope in these two areas. This should would with the grading as designed. The boulder wall at the
West Unit's drive was shortened up some. Efforts will be made during construction to reduce the proximity to the
road. This boulder retaining is on Lot 10's property. The boulders were discussed within the variance for the driveway.
A1‐1.pdf csalli The west driveway variance was granted and recorded by the TOV for the reduced angle for
the first 30' due to the road location and the steepness of the lot adjacent to the road. Some dimensions were added to
the drawings to demonstrate the slope at the center line of the drive. The first 10' is at 5% and transitions to 7%. then it
is a constant 8% down to the low point in the auto court.
A1‐1.pdf csalli More spot elevations and dimensions were shown on the plan to demonstrate the 8% for the
first 10' on the East Drive.
A1‐1.pdf csalli I have had discussions/e‐mail with Tug at ERW&SD regarding the services. We found that the
Sewer runs down the east side of the lot within the sideyard easement and that the Water Service is all across the
street. He reviewed these items during the utility sign‐off process.
A1‐1.pdf jbatcheller regarding the gas meter location. Excel has reviewed the location as part of the Utility
sign‐off. We have remotely located meters in past projects. The meter is within the niche of the boulder wall and will
be positioned to be out of the way of the plow. The access to the meter will be clear of snow and away from any roof
snow sluffing by having the gas meters remotely located near the drive.
