PROVIDE DESIGN-BUILD ENGINEERING AND CONSTRUCTION OF A PASSIVE RADON MITIGATION SYSTEM FOR THE PROJECT TO WHICH
AN INLINE FAN COULD BE ADDED LATER IF REQUIRED PER THE FOLLOWING CRITERIA AND AS REQUIRED TO MAINTAIN RADON LEVELS AT
THE MECHANICAL ROOM, LOWER LEVEL AND HOUSE BELOW EPA AND OTHER GOVERNMENT STANDARDS. THE RADON MITIGATION
SUBCONTRACTOR WILL BE RESPONSIBLE FOR COORDINATING HIS WORK WITH THE VAPOR BARRIER INSTALLATION AND THE
ELECTRICIAN FOR AN ELECTRICAL JUNCTION BOXES AT THE LOCATIONS DETERMINED BY THE RADON MITIGATION SUBCONTRACTOR
FOR THE POTENTIAL FUTURE FANS.
AT A MINIMUM, THE FOLLOWING SYSTEMS/SERVICES WILL BE PROVIDED AS PART OF THE BASE BID BY THE RADON MITIGATION SUB
CONTRACTOR.
- SEALING OF THE LOWER LEVEL CONCRETE SLAB TO THE FOUNDATION WALLS
- SEALING OF ALL PLUMBING AND OTHER PENETRATIONS THROUGH THE CONCRETE SLABS AND THROUGH THE BELOW GRADE
PORTIONS OF THE FOUNDATION WALL
- LOCATIONS & INSTALLATION OF PIPES, PORTS, AND OPENINGS IN THE SLAB FOR SLAB DEPRESSURIZATION SYSTEM.
- PROVIDE PASSIVE VENT PIPE SYSTEM WHICH RUNS FROM THE SLAB PENETRATION LOCATIONS(S) TO THE OUTSIDE IN ACCORDANCE
WITH THE EPA STANDARDS. THE VENTS SHALL BE RUN WITHIN THE INTERIOR OR EXTERIOR WALLS TO A LOCATION(S) HIGH ON THE
ROOF. COORDINATE VENT LOCATIONS WITH ARCHITECT AND/OR OWNER
- PROVIDE POWER ADJACENT TO SLAB VENT PENETRATIONS FOR POTENTIAL FUTURE INLINE FAN LOCATION INCLUDING ALL REQUIRED
ROUGH IN WIRING AND JUNCTION BOXES, IN THE EVENT THAT A FAN IS REQUIRED TO BE INSTALLED
- PROVIDE PROVISIONS FOR A SYSTEM FAILURE INDICATOR, INCLUDING ALL REQUIRED ROUGH-IN WIRING, AND JUNCTION BOXES, IN THE
EVENT THAT A FAN IS REQUIRED TO BE INSTALLED.
- PERFORM RADON TESTING AFTER THE HOME/PASSIVE SYSTEM IS COMPLETE TO DETERMINE IF THE HOME PASSES OR IF AN ACTIVE
SYSTEM IS REQUIRED IN ORDER TO MAINTAIN RADON BELOW EPA AND OTHER GOVERNMENTAL STANDARDS.
- IF AN ACTIVE SYSTEM IS REQUIRED, PERFORM FOLLOW UP RADON TESTING AFTER THE SYSTEM IS COMPLETE TO DETERMINE IF
RADON HAS BEEN MITIGATED
- PROVIDE AND INLINE FAN IF ACTIVE SYSTEM IS REQUIRED. PROVIDE OTHER EQUIPMENT AND SYSTEM AS REQUIRED TO PROVIDE A
FUNCTIONAL RADON MITIGATION SYSTEM FOR THE UNITS.
CONTRACTOR TO COORDINATE INSTALLATION OF THE 10 MIL VAPOR BARRIER UNDER THE SLAB INCUDING THE SEALING OF ALL JOINTS,
ALL PLUMBING OR MECHANICAL OR OTHER PENETRATIONS AND THE SEALING AND MECHANICAL FASTENING OF THE VAPOR BARRIER
TO THE EXTERIOR CONCRETE FOUNDATION WALLS.

ENERGY CONSERVATION: THE BUILDING COMPLIES WITH THE ENERGY CONSERVATION REQUIREMENT FROM CHAPTER 4 OF THE 2012
INTERNATIONAL ENERGY CODE PER ZONE 6B ADOPTED BY THE TOWN OF VAIL, AND AS DEMONSTRATED BY PRESCRIPTIVE BUILDING
THERMAL ENVELOPE, AS FOLLOWS:
The following is a summary for the climate zone 6B of Table 402.1.1 requirements of the IECC and as adopted by The Town of Vail, and an outline of the
proposed R values of the assemblies of the building which are defined in the Construction Document Drawings and Specifications:
Maximum Glazing U-Factor of .30 for new single family dwelling units per Town of Vail amendments, this can be a weighted average.
The Sierra Pacific windows and doors with dual glazed Low E glazing (Low E on two surfaces) exceeds this requiremnt - Average U-Value = .28.
See 8.5 x 11 window proposal from manufacture for summary of U-values.
Ceilings & Roofs Insulation - Requirement of R-49 which is reduced to R-38 per 402.2.1 since the construction techniques provide a full R-38 insulation
value over the wall top plate.
Typical Roof Condition - The design provides a full R-38 insulation value over the wall top plate as follows: Provide R56.4 at roof Cavities with 5/8"
plywood over 14” TJIs: with 2” minimum of 2# closed cell spray foam insulation with an R value of 6.6 per inch equaling R13.2 and 12” of blown in cellulose
insulation with R3.6 per inch equaling R43.2.
Basement Walls Insulation - Requires R-15 of continuous insulation or R-19 cavity insulation : Provide R22.6 with R-10 exterior insulation/drainage medium
over the typical 8" concrete wall and R-14.4 at 2x4 wood furring with 4" blown in cellulose insulation with R-3.6 per inch and 5/8" drywall exceeds the
requirement.
Exterior Walls Insulation - Requires R-20: Exterior walls with 5.5” cavity: Provide R22.8 with 1” minimum of spray foam insulation @ inside of sheathing with
an R value of 6.6 per inch equaling R6.6 and 3.5” of blown in cellulose insulation with R3.6 per inch equaling R16.2 or approved equal.
Floor Insulation - Requires R-30: The building has been designed with a conditioned and finished basement space.
Floor @ Master Bedroom Overhang - Provide 2" min. spray foam insulation @ underside of floor sheathing w/ an R-Value of 6.6 per inch equaling
13.2 and 9 7/8" of blown in cellulose insulation w/ R-3.6 per inch equaling
R-35.55 providing a total insulation value of R-48.75.
Basement Slab - Requires R-15 for 4' horizontally under slab (since the slab is heated). Provide R15 with continuous 3" rigid insulation under the slab and
R-10 continuous @ exterior of foundation.
Provide full cavity blown in cellulose sound insulation at all interior walls and at all floor assemblies.
ADDITIONAL REQUIREMENTS PER TOWN OF VAIL CODE AMENDMENTS:
ROOF COVERING: Meets Section 1505.6 of the Town of Vail Code- Standing seam roofing will be installed to meet the required Class A roof or Class A
roof assembly.
FIRE SPRINKLER SYSTEM: Building is to be equipped throughout with an automatic sprinkler system installed in accordance with NFPA 13 and the Town
of Vail. A monitored fire alarm system will also be provided.
PLUMBING: See plumbing documents from Plumbing Contractor
MECHANICAL: See mechanical drawings and documents from Mechanical Contractor
ELECTRICAL: See load calculations from electrical contractor for service and electric panel sizing
