Project Description:
The project is a remodel of Unit #26 at the Coldstream Condominiums. The owners
wish to do the following;
Remove:
1. Remodel the interior of the unit to make it more open from the entry to the main
level.
2. Make some changes to exterior windows to go with the interior floor plan changes.
These changes have been approved by the Coldstream ACC.
3. Enlarge the existing deck by pulling the existing exterior wall in towards the kitchen
and dining. This will reduce GRFA by 50 sf.
4. Remodel the existing entry to make it more open to the main level. This will
remove an existing a lower level master closet and a main level powder room. The
net GRFA loss will be 82 sf.
This represents a total GRFA loss of 132 sf.
Add:
5. Add a new powder room at the existing middle level stair landing. This will add 40
sf back into the GRFA.
6. Add a bench and a storage closet at the upper loft area. This will add 80 sf back
into the GRFA.
7.
This represents an addition to GRFA of 120 sf.
The net gain/loss of GRFA for the project is -10 sf.
