Christy Sports Vail - Renovation
Project Narrative – May 26, 2015
The Christy Sports Retail and Rentals store is located in the Plaza Lodge building on Bridge
Street across from The Red Lion. The store has retail facing Bridge Street to the east and on
Wall Street to the west and is accessed by automatic sliding glass doors. The majority of the
tenant’s soft goods are currently located to the east and their ski-boots and fittings are located
to the northwest. Ski equipment rentals are provided on the basement level and accessed via a
stair adjacent to the Wall Street entrance.
The existing building façade has a multiplicity of elements along with continuity in color and
materials. There is a strong desire to retain the rustic stone base of the building which
stretches across the east elevation and matches the planters along Bridge Street. There is also
a consistency in the railings and dark bronze trim across the building elevations and it is critical
to retain this cohesion through color.
A goal of the project is to bring new life, warmth, and tactility to the Christy Sports entry portals
and in doing so it has been suggested to continue the new gestures across adjacent portions of
the building. For example, the wood elements being proposed for the new Christy Sports
canopy would carry across the entrance to Vail Resort Ware to the north as an upgrade the
overall building (please refer to the overall photo of the east elevation on Page G-06). Our goal
will be to retain a consistent visual quality for the retail elements on the south end of the
building. This will be accomplished by maintaining the dark bronze color of the trim and
flashing and by retaining the warm-white stucco color across the body of the building.
The Christy Sports exterior currently has several bay windows and display windows around the
east, south, and west elevations of the Plaza Lodge ground floor. The intent is to re-seal, patch
and repair, and paint the trim around these windows along with adding some insulation under
the bay windows and sealing them with spray foam. The project will also look to replace the
east automatic sliding door with a newer model as the existing unit is near the end of its
serviceable life. The intent is to also modify the existing concrete pad at this entrance by
grinding it down 1” – 2” to create an ADA accessible entrance on this side of the building to
match the west side. Please note that exterior revisions made to the project are limited to
Christy Sports and do not apply to the majority of the building such as the existing windows of
the condominiums above.
The design modifies the existing building exterior by adding new canopies at both entrances
along with elements of furred-out wood siding to bring a higher level of tactility to the building
façade where it interacts with people. The desire is to provide an upgraded look to the
storefronts that accentuate the Christy Sports entry portals on each side of the building. The
canopies will create a pedestrian focus and divert attention from upper building heights to limit
the “canyon effect”. Lighting will be upgraded at these canopies to be more efficient and more
inviting. The project will also make repairs to some of the existing copper flashing which has

failed at the deck level at the residential units above the store. The intent is to prevent the
shedding of water directly onto ski racks below and ensure that the siding and window trim is
protected from degradation due to water. Currently, these decks and flashings are very much
in need of repair.
The focus of the project is to upgrade the interior retail space of the store at ground level so the
majority of the work is internal to the space. However, this will affect the exterior by removing
interior walls adjacent to several of the bay and display windows to open up the visual
connection between the retail and the street. A few of the bay windows on the west side of
the building will continue to have a wall or screen to the interior as the heat gain and glare is
excessive late in the day. Nonetheless, there is a strong desire to refine the interior space and
make direct connections to the pedestrian. To do this effectively the retail displays will be
upgraded and simplified.
To summarize, the project will be upgrading the interior Christy Sports retail space but will
include the following minor exterior revisions:
· remove any signage on the existing glazing
· patch / repair and repaint window trim to match the dark bronze of the existing building
· replacement of existing sliding glass door on the east side
· revision of east entry concrete pad to be ADA accessible
· providing a new removable screen for the existing gas meter to blend in with existing building
· addition of new entrance canopies with wood soffits to create ‘portals’
· addition of new cedar trim accents on walls at entrances
· continuation of wood accents at canopy level of adjacent retail space (Vail Resort Wear)
· updating of lighting at entrance canopies
· simplification of internal retail window displays
· removal of existing blue awnings on the east windows and entrances
· removal of interior walls behind display windows to facilitate interaction with the pedestrian
· repair to the existing balcony deck and flashing
· repairs or re-routing of failing balcony drainage-
The Christy Sports store is truly in need of an upgrade and we are excited to bring a new level of
refinement to this corner of Bridge Street.
