BOX 1976, Avon, CO 81620  970.949.0257  www.zehren.com June 8, 2015 Design Review Board Town of Vail 75 South Frontage Road Vail, CO 81658 Re: Vail Golf and Nordic Clubhouse Accessory Structure - Design Review Board Members: The Town of Vail and Vail Recreation District are proposing to redevelop the Vail Golf Course Clubhouse in accordance with the conditions set forth in the 2013 Conditional Use Permit and approved Design Review Documents. As such, the town and recreation district are required to manage the winter and a portion of the summer operations from temporary facilities as approved by the Planning and Environmental Commission. To allow for maximum investment in the permanent facility, we would propose to utilize more economical modular structures for the 9 to 11 months during which the permanent community facilities may be under construction. It is our hope that construction will be completed sooner, but the overall time frame will be dependent on winter conditions and other variables in the schedule. As the proposed accessory structure is temporary in nature, there will be minimal disturbance to the site, and all areas will be returned to their original condition after removal of the building. There is no new landscaping proposed at this time, as the building will predominantly be occupied throughout the winter. The proposed structure is below maximum allowed building heights and with prescribed setbacks. It is our interpretation that the proposed exterior materials are acceptable under adopted design review standards. As the structure is accessory to permanent starter “shack”, it is our intent to paint the body and trim of the building in matching colors in accordance with 14-10-5, B of the town code. Proposed exterior lighting is limited to three small downlights along the accessible ramp. Please let me know of any questions or concerns. Thank you.
