within the property.
No grading shall occur within the floodplain.
Erosion control measures employing BMP shall be installed prior to the commencmenet

Recommendations:
1. Although not a condition of approval, the Town of Vail would suggest upsizing the
proposed shrubs to the 5 gallon size. This will increase the odds of survival and
provide greater soil stability.
2. Removal of the Sod area on the southeast corner of the property and an extension
of riparian buffer planting or a low planting-no mow grass. This will reduce
maintenance required, reduce nitrogen loading in stream from grass clippings
