SURVEYOR'S CERTIFICATE
TITLE CERTIFICATE
1) Date of survey: October, 2010
2) Bearings are based on a line connecting the 35' southwest witness corner for Lot 14 and the original rebar representing a point of curvature on the southwesterly boundary
of Lot 18 having a bearing of S 85°21'37" E. The monuments are described on the drawing.
3) Monumentation is as indicated on the drawing.
4) The sole purpose of this plat is to subdivide Lot 14 into two parcels with the dividing line being the center of the duplex party wall as shown hereon.
5) The parcels hereby platted remain subject to existing recorded documents as they may effect this property.
7) Recorded documents utilized in this plat were provided by Stewart Title.
8) The parcels hereby platted are subject to a Partywall Agreement to be recorded in conjunction with this plat in the Office of the Eagle County Clerk and Recorder.
9) For zoning purposes, the two lots created by this subdivision are to be treated as one entity with no more than one two-family residence allowed in the combined area of
the two lots.
10) The 100 Year Floodplain line as shown hereon is based on the Town of Vail adopted FEMA Floodplain Study or the best available Floodplain data as approved by the
Town of Vail Floodplain Administrator. For future reference, the 100 Year Floodplain line as shown shall be verified for consistency with currently adopted version of the
FEMA Floodplain Study.
11) The street addresses and setbacks shown are for reference purposes only and should be verified with the Town of Vail Community Development Department.
Notice: According to Colorado Law you must commence any legal action based upon this survey within three years after you first discover such defect. In no event may any
action based upon any defect in this survey be commenced more than ten years from the date of certification shown hereon.
