Long 303-689-9388 jlong@long.com December 3, 2015 Design Review Board Town of Vail 75 South Frontage Road Vail, CO 81657 Subject: 4512 Streamside Circle Expansion To Whom It May Concern: We are seeking Design Review Board approval to remodel our duplex located at 4512 Streamside Cir. #A (west unit) in East Vail. The expansion increases site coverage by 583 sf and GRFA by 758 sf, both of which are within allowances. Basement area The basement area is currently crawl space, houses our mechanical equipment and does not currently count toward GRFA. We are proposing to push out the back wall approximately 23 feet which will add 583 sf of site coverage. The space created by pushing out the back wall will be single level and the top will be covered by a wood deck accessible by the main level above. We will dig out the basement creating a total of 1,850 sf of usable space. Since 65% of the wall space is underground only 652 sf will count toward GRFA (1,850 sf x 35% above ground wall). Main level We propose to push out the kitchen wall 8 feet which will increase GRFA by 106 sf but not increase site coverage as the new space will sit on top of a portion of the expanded basement. The main floor will be remodeled. Upper level We will remodel the upper level but not increase GRFA. Attached is the submittal package with details of our expansion. Thank you for your consideration.
