Date: November 6, 2015 Subject: GRFA Verification for 84 Beaver Dam Road I have reviewed the attached existing drawings dated 03-11-2002 for 84 Beaver Dam Road (Subdivision: VAIL VILLAGE FILING #1, Block: 7 Lot: 28) and the area
calculation drawings produced by Berglund Architects dated 11-03‐15 stating that the existing GRFA is 5,546.5 SF allowing approximately 1,551.8 SF GRFA to be added to
the house. I agree with the Berglund Architects 11-03‐15 GRFA study of the property
and methodologies and calculations made to reach these numbers. Furthermore, existing site coverage is 3,623 SF allowing approximately 297.4 SF of site coverage to be used.
Although no changes are anticipated to the Vail Town Code at this time, all future
development will require compliance with the Vail Town Code at that time, including regulations related to GRFA and Site Coverage. Sincerely,
