The Owners of Unit#13 would like to take advantage of the Town of Vail Ordinance
#4 and add 232 square feet (250 allowed) to unit#13, along with remodeling the
interior of the Lower, Main and Upper levels of the Unit.
LOWER LEVEL PLAN
Relocation of 2 existing bath and closet areas to create a new Sitting Area
Expansion (64 SF) of the new Sitting Area below the existing deck area above
Addition of 2 new windows at the Sitting Area and Bath 2
MAIN LEVEL PLAN
Expand Dining Area (56 SF) onto existing exterior deck area
Expand existing Deck 4'to align with newly expanded Living Area
Expand western 8' of Living Area (30 SF) to align with new deck area
Remove existing skylights and replace with new sloping roof elements
Addition of new windows (6) and door (1) at Dining/Living Areas
Relocate new gas fireplace to east wall of Living Area
Expand existing Entry and provide new Powder Room (70 SF) &windows (2)
New window at west wall of Kitchen Area
UPPER LEVEL PLAN
Expand existing exterior deck area over new Dining area below
Provide new sloping roof element over eastern 7' of new Dining area below
Provide new Laundry Area below existing roof at stair landing
Addition of new windows (2) at Master Bath (remove 1)
Revise existing Master Bedroom exterior doors (2)
Remove sloping portion of angled deck wall at western portion of deck
GENERAL
All new materials, finishes and colors are to match existing
All windows and exterior door units are to be replaced
New deck railings (36" H) at all decks are to be:
1-1/2" diameter top rail
1/4"x1" horizontal rails at 4" o.c. (vertical)
Painted to match existing
New AC unit to be placed at grade below existing entry floor overhang
