a. Control system shall be Tekmar TN4 system with TekmarNet compatible components. Refer to Tekmar wiring diagrams (by others) for more information.
b. Provide (1) Tekmar 482 Gateway with RS232 serial communication to the Home Automation System (HAS) (Savant installed by others). Savant to provide remote access via the internet with
occupied/unoccupied functions.
c. Provide Tekmar 423 universal reset module, Tekmar 335 zone managers and Tekmar 325 zone modules as required.
d. Tekmar TN4 system shall control central boiler plant; water heaters, recirc pump, kitchen make-up air, fireplace make-up air, condensing units, and fan coils.
e. Tekmar TN4 system shall also control snowmelting zones.

2. Thermostats

b. Tekmar TN4 thermostats shall be located within the zones. Savant shall display virtual thermostats on Savant touch screens, including zone name, zone setpoint, and zone temperature.
c. Heat rejection supply/ exhaust fans shall have line voltage thermostats provided by mechanical contractor and wired by electrical contractor.
3. B-1 & B-2 Boilers
a. Provide (1) Tekmar 275 boiler control. Tekmar control shall stage, modulate, and rotate B-1 & B-2 boilers to maintain heating water setpoint at temperature sensor TS-1.

5. Radiant Floor Heating

6. FC-1 (Belt Drive, Single Zone) & CU-1 (Single-Stage)
a. COOLING: Upon a call for cooling, fan shall start and CU-1 condensing unit shall be enabled. Condensing unit shall be cycled as directed by integral controls to meet the cooling load. Condensing unit shall be
furnished with soft start and anti-cycling controls.
b. HEATING: Upon a call for heating, fan shall start and P-5 pump shall start. Fan coil shall be the second stage of heat.
c. KITCHEN MAKE-UP AIR: FC-1 blower shall be electrically interlocked with kitchen exhaust fan. Normally closed OA damper shall partially open (1200 CFM) and normally open RA damper shall partially

7. FC-2 Fan Coil (Belt Drive, Multi-Zone) & CU-2 Condensing Unit (Single-Stage)
a. COOLING: Upon a call for cooling, fan shall start and CU-2 condensing unit shall be enabled. Condensing unit shall be self regulated by the HOT GAS BYPASS to modulate to match the cooling load.
b. HEATING: Upon a call for heating, fan shall start, associated zone valve shall open, heating water pump P-6 will already be operating (see "Pumps" P-6a&b), and boilers shall be enabled. Fan coil shall be the
second stage of heat.
c. ZONING: Provide a zoning system. Zoning system shall include 2 zone dampers, 1 modulating bypass damper, and controls as required. Minimum damper position shall be set to 10% open to allow bleed by of
airflow. Zone dampers shall open/ close based on cooling/ heating demand. Bypass damper shall modulate to maintain constant supply duct static pressure at pressure sensor mounted in supply air duct and shall
not be tied into zoning system. Exact static pressure setpoint shall be determined by contractor during TAB. Initial setpoint is estimated to be approximately 0.5" w.c. When all zone dampers are in the open
position, bypass damper, when setup properly, shall be fully closed.
d. HUMIDIFICATION: See humidification sequence.
8. FC-3a & b Fan Coils (Direct Drive, Single-Zone) & HP-3 Heat Pump
a. COOLING: Upon a call for cooling, associated fan coil blower shall start and HP-3 heat pump shall be enabled. Heat pump shall modulate as directed by integral controls to meet the cooling load.
b. HEATING: Upon a call for second stage heating, associated fan coil blower shall start and HP-3 heat pump shall be enabled. Heat pump shall modulate as directed by integral controls to meet the heating load.
c. HUMIDIFICATION: FC-3a only. See "Steam Humidifiers" sequence for more information.
9. WCU-1 Wineroom Cooling Unit & RC-1 Remote Condensing Unit
a. Wineroom cooling unit shall be controlled by cellar mounted thermostat and humidistat.
b. COOLING: Upon a call for cooling from cellar mounted thermostat, fan shall start and RC-1 remote condensing unit shall be enabled. Remote condensing unit shall be controlled by integral controls to meet the
cooling load.
c. HUMIDIFICATION: Upon a call for humidification, fan shall start and humidifier shall be enabled.
10. HX-1 Heat Exchanger (Snowmelting)
a. Provide (3) Tekmar 091/094 snow/ice sensors and sockets. Locate one in each snowmelt zone. See M0.1 for locations.
b. Provide (3) Tekmar 654 snowmelt controls, one per zone.
c. Upon a call for snowmelting from Tekmar snow/ice sensor, associated snowmelt zone pump shall start, P-7 HX-1 heat exchanger pump shall start, and boilers shall be enabled. P-7 HX-1 heat exchanger pump

11.Steam Humidifiers
a. Upon a call for humidification from wall mounted humidistat, associated fan shall start and once airflow is proven by air proving switch, humidifier shall start.
b. Include a high limit duct humidistat located in the supply air duct, downstream of the steam absorption zone, to disable humidifier if RH exceeds 80% (adj).
c. Include an automatic humidifier control from humidifier manufacturer, which shall automatically reset the humidity setpoint based on outdoor temperature. Outdoor reset curve shall be adjustable. Include
outdoor air temperature sensor.
d. Humidification shall be disabled during calls for cooling.
12. Fans
a. DBF-1 dryer booster fan shall be controlled by an integral pressure sensing switch which recognizes dryer operation and activates booster fan from an independent electrical circuit. The integral delay-on-make
timer in the switch will cycle the fan on for intervals of 10 minutes. This will continue until the dryer has stopped and the timer delay period has lapsed.
b. EF-1 bath exhaust fans shall each be controlled by an on/off wall switch.
c. EF-2 inline bath exhaust fans shall each be controlled by an on/off wall switch.
d. EF-3 garage exhaust fan shall be activated by a motion detector and shall run for 30 minutes (adj). Also, provide a wall mounted 2 hour timer switch for manual operation.
e. EF-5 A/V room heat rejection fan shall be controlled by a line voltage cooling thermostat.
f. SF-1 mechanical room supply fan shall be controlled by a line voltage cooling thermostat.
13. ERV-1 Energy Recovery Ventilator
a. ERV-1 energy recovery ventilator shall be controlled by a master control (Renewaire PT Percent Timer Control) which shall control percent of unit operation per hour (adjustable from 0 to 100%). Locate per
M0.1.
14. Electric Duct Heaters
a. Electric duct heaters shall be located at associated ERV fresh air supply duct.
b. Electric duct heaters shall be electrically interlocked with associated ERV and shall be enabled once differential pressure fan interlock switch proves air flow.

15.Steam Generators
a. Steam generators shall be controlled by Mr. Steam controls.
16. Pumps
a. P-1 B-1 boiler pump: on whenever boiler is called to run.
b. P-2 B-2 boiler pump: on whenever boiler is called to run.
c. P-3 WH-1 water heater pump: on whenever there is a call for heating from TS-2 temperature sensor.
d. P-4 WH-2 water heater pump: on whenever there is a call for heating from TS-3 temperature sensor.
e. P-5 FC-1 fan coil pump: on whenever fan coil is in heating or make-up air mode.
f. P-6a&b space heating pumps pumps: shall be staged by the Grundfos Genie Bus controls. Only one pump is required to run at a time. The second pump is for standby operation for the case that the other pump
fails. Pumps shall be rotated for equal run times. One pump shall run constantly when there is a call for heat (and system is not in WWSD). Grundfos Magna pump is equipped with an integrated variable

j. P-10 SZ-3 snowmelt zone pump: on whenever there is a call for snowmelting.
k. RP-1 domestic hot water recirculation pump: controlled automatically.
Sequence of Operation (Primary)
1. Control System

b. EF-1 bath exhaust fans shall each be controlled by an on/off wall switch.
c. EF-4 garage exhaust fan shall be activated by a motion detector and shall run for 30 minutes (adj). Also, provide a wall mounted 2 hour timer switch for manual operation.
e. EF-6 A/V room heat rejection fan shall be controlled by a line voltage cooling thermostat.
f. EF-7 crawlspace exhaust fan shall be controlled by a line voltage cooling thermostat and a dehumidistat wired in series.
g. SF-2 mechanical room supply fan shall be controlled by a line voltage cooling thermostat.
12. ERV-2 Energy Recovery Ventilator
a. ERV-2 energy recovery ventilator shall be controlled by a master control (Renewaire PT Percent Timer Control) which shall control percent of unit operation per hour (adjustable from 0 to 100%).

a. P-11 B-3 boiler pump: on whenever boiler is called to run.

d. P-14 WH-4 water heater pump: on whenever there is a call for heating from TS-9 temperature sensor.
e. P-15 FC-4 fan coil pump: on whenever fan coil is in heating or make-up air mode.
