SCOPE OF WORK: Option #1 – Unit 8-Unit 13, Area #1 Area #2
1. Obtain building permit, schedule inspections and close out permit. Cost not included in bid.
2. Create job site safety plan and keep Material Safety Data Sheets on site.
3. Each day reasonable measures will be taken to protect the building envelope, landscaping, property and
residents/tenants of the job-site.
4. No more existing roofing shall be removed in any given day than that which can be made watertight the
same day. Unused vent pipes to be removed.
5. Tear off existing rocks (save for reuse), tar and gravel built up roof, and any wet insulation (up to 2”)
beneath and dispose of the material. Wet insulation to be replaced at $4.50/sqft.
6. Add a 2x4 wood nailer around the perimeter and install a 3” thick polyisocyanurate insulation to
increase the R-Value to an approximate R-19.5 on the roof. Additional insulation can be proposed upon
request.
7. Install ½ primed densdeck, this is required for the UL Class A.
8. Apply a smooth modified bitumen base sheet over field of roof.
9. Install perimeter sheet of smooth modified bitumen roofing.
10. Install prefinished 24 gauge prefinished gravel stop at roof edges to hold existing rock on the roof.
11. Install a 2nd layer of smooth modified bitumen for a 3-ply system that can be expected to last 20+ years
(2-ply system may last 12-15 years). Allow cap sheet to cure prior to the addition of emulsion and rock.
12. Install new vent pipe flashings.
13. Thoroughly clean job site of all job-related debris.
