RE: Duplex platting of 2860 Basingdale / Lot A(parcel no. 210314301033)and 2850 Basingdale
/ Lot B (parcel no. 210314301081)
Dear Chris,
Earlier this year, we met with you to discuss the Gury Residences, the dome houses in
Intermountain located at 2860 and 2850 Basingdale, to discuss duplex platting each unit. As
you may remember, each house is a duplex unit, functioning as two separate units within one
structure. However, the properties are not currently platted as such, though one house platted
as a duplex in the past, it was subsequently revoked by a previous owner. At this time, we are
proposing to duplex plat the properties, allowing for each property to be properly platted to
reflect the current use.
The two lots are zoned Two-Family Primary/Secondary and are allowed two units per lot. Lot A
is allowed 6,716 sq. ft. of GRFA, while Lot B is allowed 6,559 sq. ft. of GRFA. The buildings are
identical and are approximately 2,111 sq. ft. each, or just over 1,000 sq. ft. for each unit. As a
result, they comply with the requirements of the 60-40 split of GRFA (as that is based on
allowable, not constructed.)
The owner, Don Gury, is requesting the platting to allow each unit to be transferred or sold
independently. Sam Ecker, of Gore Range Surveying, has completed the plats for your review.
