Proposed Air Conditioning Installation for Unit 27 - 9 Vail Road
Background DRB
APPROVED
10/17/2016
Debbie and Paul Ford are requesting approval of air conditioning for their Unit 12:00:00 AM
number 27. The general temperature of unit 27 is unbearably hot during summer
months and is even too warm to sleep with blankets in the master bedroom during
the winter months.
The exact reason that unit 27 is "running so hot" is not known. After discussions
with Gwen and Tom,we speculate that it is a combination of two things.
1. The old boiler room that is adjacent to unit 27 has hot water pipes running
through it to other parts of the building. This room is very hot and has limited
ventilation.
2. With the replacement of the roof a number of years ago,the attic space above the
master bedroom of unit 27 has been sealed off. This space was previously vented
with the old roof, but the updated building codes applied to the construction of the
new roof, caused this area to be sealed off.Warm air is now trapped in the ceiling
above the master bedroom.
We are not comfortable when we are visiting our unit during the summer time and
our guests have complained about their inability to cool our unit. Any reprieve from
hot temperatures is provided at night when very large fans are placed in the
window sills of every room. This helps with the heat, but opens us up to hearing
street noise from people wandering through the village later at night, trucks
delivering in early morning and the fire station. Even during the winter, the heat in
the master bedroom (located on the third floor of the building) rises to the low 80's
and we are forced to put a fan in that window and sleep with ear plugs. We do not
like the steep expense associated with installing air conditioning, but feel we have
little choice in order to preserve the value and enjoyment of our unit.
Unit 27 is not the only unit that witnesses hot temperatures all year round. Unit 26,
next door, has been listed with Liz Leeds at Slifer for more than a year. We have
been told that the unit will not sell during the summer months due to the heat. This
unit also has a sealed warm air space above the upstairs bedrooms and is adjacent
to the old boiler room.
