The lot is an uploading site with a steep incline. The house is designed i:0n'a°Am Mountain Modern Style with materials of weathered barn wood and stone as primary materials. As will a several properties left in Vail, the controlling design factor is the site coverage more than GRFA. Review sheet A0.1 and A0.2 for calculations. We have made effort to step the building to break up the mass at the street façade. This reduces the overall mass of the project. The majority of the building lot is at a 30% slope, which places the project under Hazard Restriction, section 12-21-12, E, #2 of the Town Code. As allowed by Town Code, I am going to request the DRB for an excess of 60% disturbance. We are proposing that 68.5% disturbance on the lot. Please note the Landscape area will exceed the 60% minimum, 64.1%, when completed with the project. We are requesting the increase due to the grade layback and construction method required to build foundations. The north finished grade is being proposed to be returned to elevations that are close to the existing/natural elevations at the north side. We will make effort to protect the grove of trees on the north side of the lot. Excerpt from Town code: 12-21-12, E, #2 E. Site coverage as it pertains to this chapter, as permitted by sections 12-6A-9, 12-6B-9, 12-6C-9 and 12- 6D-9 of this title, is amended as follows: 2. In order to protect the natural landform and vegetation on steep slopes, not more than sixty percent (60%) of the total site area may be disturbed from present conditions by construction activities. The design review board (DRB) may approve site disturbance in excess of the sixty percent (60%) maximum if specific design criteria warrant the extent of the requested deviation.
