The addition will consist of a one story garage bay that aligns with the existing driveway. The current garage is side loaded underneath the house and is too awkwardly shaped and located to park a car in and properly maneuver in and out of. The existing house is composed of two primary rectangular masses that are angularly shifted from each other. The new addition will align with the upper level primary mass and match it in material and detailing. Due to the angular nature of the house and addition design, the garage is large enough for a single car to park inside, with the additional required parking being accommodated on site. The existing driveway is steep, exceeding 10%, and the new garage floor will be lowered 3 feet from the existing garage to allow the driveway to flatten out at the top in front of the garage doors. The existing asphalt driveway area immediately in front of the garage is to be replaced with a snow-melted concrete section. The remaining section of the driveway is to remain asphalt, but have snow-melt installed to help mitigate the steep slope in the winter. Adjacent to the driveway on the west side, we are proposing to install a wood grab rail that will match the deck railings in design. This grab rail will be used to help assist in walking up the steep driveway. In addition to the garage addition, we are proposing a deck, hot tub, and sauna room added to the main level on the front of the house. There is a large existing tree in this area and this addition will be limited in size and shape to fit around and preserve the tree. All materials and colors are to match existing, as represented on the exterior elevations and pictures of the existing house. All the exterior light fixtures are to be replaced with a new dark sky compliant fixture, cut sheet attached. Page of 1 1
