Galvin Residence,Vail Rowhouse,Unit 9

This project encompasses redevelopment of existing Vail Rowhouse,Unit 9,on Gore Creek Drive.This
project is being accomplished in conjunction with renovation work on Unit 8 to the west and redevelopment of
Unit I 0 to the east,affording the opportunity to rebuild both party walls.
Together with Unit I 0,these projects are the ~rst redevelopment in this zone district,so we have been
working closely with Town Planners to assure compliance with the intent of the design guidelines and zone
district.One significant accomplishment was establishing historic grade as a baseline from which to measure
building height.This was key for our project and established a baseline for all future projects in the complex.
Neighbor approval is not required for final DRB,but we have communicated with the Owners of units 8 and
0,and have coordinated our project with them.We have also coordinated our construction schedule with
them to minimize impacts on their ability to enjoy their homes during our construction.We have their support
to move forward with this project.
We are being sensitive to the creekside setting,but there is a section of streambank beyond our property
boundary that has eroded.We have agreed to work with the Town Engineer to stabilize it as part of our
project and will be submitting our stabilization plan at a later date.
