Re: Liftside Condominiums repaint and facelift
Members of the Design Review Board and Staff:
We are submitting for approval to do the following work:
• Repaint the exterior using a new color palette.
• Replace all exterior aluminum railings with a similar product in a different color.
• Add low stone veneer walls at west end to better screen the mechanical air intake grilles under
the building from snow,trash, etc blowing in.
• Add stone veneer one story high on south elevation. Remove existing 6" EIFS wainscot.
• Add stone veneer as shown on other sides of the building. Remove existing 6" EIFS wainscot.
• Add EIFS trim at exterior windows and doors.
• Convert part of existing interior corridor(common space) into new space in the existing ski room
(common space) by removing the corridor walls (zero change in GRFA).
The Owners at Liftside are looking to update the somewhat monochromatic exterior of their building by
repainting the exterior walls and EIFS soffits in a new color palette. The main body of the building will
be painted a slightly warmer shade of off-white. The top floors will be painted a pale shade of green.A
red/brown accent color will be applied to the EIFS balcony fascias. The EIFS balcony soffits will be
painted a color that matches the existing wood soffits in other parts of the building.
The existing aluminum railings have faded and some are in need of repair. The Owners would like to
replace them with a similar product but one which has a smaller top rail. Color is proposed to be a
metallic red zinc color that is similar to the red/brown accent color on the balcony fascias.
The existing 6" EIFS wainscot will be removed and replaced with stone veneer. On the south elevation,
this veneer is proposed to be one story high. At other locations,the height varies. At the porte cochere,
the piers will be sheathed in veneer.
At the west end of the building, adjacent to the TOV bus stop, we are proposing to build 3' high stone
veneer walls to help conceal the horizontal air intake grilles and dress up the area next to the bus stop.
We are also proposing to add some visual interest to the building by adding EIFS trim around the
windows. The color will match the red/brown balcony accent color.
Finally, in order to enlarge the existing ski storage room,the adjacent corridor wall will be taken down
and the space integrated into the ski room. Emergency egress is not affected and it has been done
previously in another"public" location within the building. No new GRFA is being created as it is all
existing common space.
