Re: DRB submittal for 5111 Black Bear Lane; Lot 1, Block 2, Gore Creek Subdivision
Changes to approved plans
To the DRB,
Please find attached the plans,elevations, renderings,etc for proposed changes to the approved plans for the
residence at 5111 Black Bear Lane in east Vail. The changes proposed are minor and include VE changes to the shape
of the deck and firepit and 50 SF of additional GRFA. Please note that the approved plans and elevations are not being
re-submitted as the"existing" plans and elevations as you already have those in the file.
The plan of the deck and firepit are being revised to simplify the layout and reduce the cost. The deck is being pulled in
at the outside corner"points"that stuck out furthest from the house. The primary benefit to doing this is that we have
more room to raise grade and thereby lower the visible height of the wall. The approved plans showed the maximum
wall heights right at the 6' limit allowed by the DRB. The new plans have reduced the maximum height above grade by
approximately 1'-6"to 2'-0".
The proposed additional GRFA is being added under an existing overhang on the east side of the house at the existing
mud room. That wall is to move out approximately 5'-2"to the face of the overhang above in order to expand the mud
room. The existing door will be re-installed and all new wall finishes will match existing. While the GRFA increases by
50 sf,the house is still way below the allowable GRFA. As the addition is under an existing overhang,there is no
change to Site Coverage. The hardscape/softscape calculations change as well as the amount of hardscape will
decrease.
