GENERAL NOTES:
1. THE ARCHITECTURE AND ENGINEERING SERVICES PROVIDED BY SBSA INVESTIGATION WERE
LIMITED TO THE REVIEW AND EVALUATION OF SPECIFIC AREAS OR ITEMS WHICH WERE VISIBLE
DURING OUR SITE VISITS OR AGREED UPON BY THE OWNER. OUR RECOMMENDATIONS ARE BASED
ON PROBLEMS WHICH ARE EVIDENT AT THE PRESENT TIME. NO ASSURANCES CAN BE MADE THAT
THE PROPERTY WILL NOT SUSTAIN FURTHER DAMAGE AFTER ANY REPAIRS ARE PROVIDED.
2. THE REMODELING, REHABILITATION, AND/OR MODIFICATIONS OF AN EXISTING STRUCTURE
REQUIRES THAT CERTAIN ASSUMPTIONS BE MADE REGARDING EXISTING AND PRE-EXISTING
CONDITIONS. BECAUSE SOME OF THESE ASSUMPTIONS MAY NOT BE VERIFIABLE WITHOUT
EXPENDING ADDITIONAL SUMS OF MONEY OR DESTROYING OTHERWISE ADEQUATE OR
SERVICABLE PORTIONS OF THE BUILDING. THE CLIENT, BY THE ACCEPTANCE OF THE DRAWINGS
AND DESIGN SPECIFICATIONS FOR THOSE PORTIONS OF SERVICES RENDERED, AGREES, TO THE
FULLEST EXTENT PERMITTED BY LAW, TO INDEMNIFY AND HOLD THE ARCHITECT/ENGINEER
HARMLESS FROM ANY CLAIM, LIABILITY OR COST (INCLUDING REASONABLE ATTORNEYS' FEES AND
COST OF DEFENSE) FOR INJURY OR ECONOMIC LOSS ARISING OR ALLEGEDLY ARISING OUT OF THE
PROFESSIONAL SERVICES PROVIDED. EXCEPTING ONLY THOSE DAMAGES, LIABILITIES, OR COSTS
ATTRIBUTABLE TO THE SOLE NEGLIGENCE OR WILLFUL MISCONDUCT OF THE
ARCHITECT/ENGINEER.
GRADING AND DRAINAGE NOTES:
1. ALL WORK PERFORMED FOR THIS PROJECT INCLUDING STORM DRAINS SHALL BE CONSTRUCTED IN
ACCORDANCE WITH EAGLE COUNTY STANDARDS.
2. ELEVATIONS SHOWN ARE AT PIPE INVERTS UNLESS OTHERWISE SHOWN.
3. ALL STANDARD STORM DRAIN STRUCTURES ARE SUBJECT TO MODIFICATION BY THE ENGINEER TO
MEET FIELD REQUIREMENTS.
4. PROVIDE FILL MATERIAL COMPACTED TO 95% AASHTO T99 DENSITY.
5. PIPE LENGTHS INDICATED ARE SLOPE LENGTHS MEASURED ALONG THE CENTERLINE OF PIPE FROM
INSIDE FACE TO INSIDE FACE OF BOX.
6. GRADING ADJACENT TO BUILDINGS SHALL BE AT A SLOPE AWAY FROM THE BUILDINGS OF 1' IN 10'
PER THE GEOTECHNICAL REPORT.
7. THE GROUND SURFACE SURROUNDING THE EXTERIOR OF BUILDINGS SHALL BE GRADED TO SLOPE
AWAY FROM THE FOUNDATIONS IN ALL DIRECTIONS.
8. THE CONTRACTOR SHALL MAINTAIN EXISTING DRAINAGE CHANNELS AND APPURTENANCES DURING
CONSTRUCTION AS NECESSARY TO PROTECT ROADS AND PROPERTY.
9. THE CONTRACTOR SHALL REMOVE ALL TOPSOIL AND MAN PLACED FILL PRIOR TO COMMENCEMENT
OF CONSTRUCTION.
SBSA SITE REHABILITATION NOTES:
1. EXISTING UTILITIES. THE CONTRACTOR IS SPECIFICALLY CAUTIONED THAT AS SHOWN, THE
LOCATIONS AND/OR ELEVATIONS OF EXISTING UTILITIES ARE BASED ON ABOVE GROUND EVIDENCE
ONLY. THESE LOCATIONS SHOULD BE CONSIDERED APPROXIMATE. THERE MAY BE ADDITIONAL
UNDERGROUND UTILITIES NOT SHOWN IN THESES DRAWINGS. UNDERGROUND UTILITIES (GAS,
ELECTRIC, COMMUNICATION, PHONE, AND CABLE) WERE MARKED ON THE SURFACE BY 1ST CALL
LOCATING AND UTILITY SERVICES AND THESE LOCATIONS SHOULD BE CONSIDERED APPROXIMATE.
THE INFORMATION IS NOT TO BE RELIED UPON AS BEING EXACT OR COMPLETE. THE CONTRACTOR
MUST CALL COLORADO 811, THE UTILITIES NOTIFICATION CENTER OF COLORADO (UNCC), AND ANY
LOCAL UTILITIES NOT IN THE UNCC SYSTEM, AT LEAST 48 HOURS BEFORE ANY EXCAVATION OR
CONSTRUCTION TO REQUEST EXACT FIELD LOCATIONS OF THE UTILITIES. PRIOR TO
CONSTRUCTION, THE CONTRACTOR SHALL VERIFY PERTINENT LOCATIONS AND ELEVATIONS,
ESPECIALLY AT CONNECTION POINTS AND AT POTENTIAL UTILITY CONFLICTS. IT SHALL BE THE
RESPONSIBILITY OF THE CONTRACTOR TO RELOCATE ALL EXISTING UTILITIES THAT CONFLICT WITH
THE PROPOSED IMPROVEMENTS.
2. PERMITS. THE CONTRACTOR SHALL BE RESPONSIBLE FOR OBTAINING ALL NECESSARY PERMITS
AND APPROVALS FROM ALL APPLICABLE AGENCIES.
3. COORDINATION OF UTILITIES. THE CONTRACTOR SHALL COORDINATE AND COOPERATE WITH THE
COUNTY, AND ALL UTILITY COMPANIES INVOLVED, WITH REGARD TO RELOCATIONS OR
ADJUSTMENTS OF EXISTING UTILITIES DURING CONSTRUCTION, AND TO ENSURE THAT THE WORK
IS ACCOMPLISHED IN A TIMELY FASHION AND WITH A MINIMUM DISRUPTION OF SERVICE. THE
CONTRACTOR SHALL BE RESPONSIBLE FOR CONTACTING ALL PARTIES AFFECTED BY DISRUPTION
OF ANY UTILITY SERVICE. THE CONTRACTOR IS RESPONSIBLE FOR THE RELOCATIONS OR
ADJUSTMENTS OF EXISTING UTILITIES DURING CONSTRUCTION.
4. SAFETY. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ALL ASPECTS OF SAFETY INCLUDING,
BUT NOT LIMITED TO, EXCAVATION, TRENCHING, SHORING, TRAFFIC CONTROL, SECURITY AND
SHALL MEET ALL OSHA REQUIREMENTS.
5. UNFORESEEN CIRCUMSTANCES. IF DURING THE CONSTRUCTION PROCESS, CONDITIONS ARE
ENCOUNTERED WHICH VARY FROM THE SPECIFICATIONS, THE CONTRACTOR SHALL CONTACT THE
ENGINEER IMMEDIATELY.
6. CLEANING OF ROADWAYS. THE CONTRACTOR SHALL BE RESPONSIBLE FOR KEEPING ROADWAYS
CLEAN OF ALL CONSTRUCTION DEBRIS AND DIRT TRACKED FROM THE SITE.
7. DIMENSIONING. THE DETAILS PROVIDED IN THESE PLANS ARE NOT TO SCALE. DIMENSIONS FOR
LAYOUT AND CONSTRUCTION ARE NOT TO BE SCALED FROM ANY DETAIL. IF PERTINENT
DIMENSIONS ARE NOT SHOWN, CONTACT THE ENGINEER FOR CLARIFICATION.
8. SURVEY CONTROL MONUMENTS. THE CONTRACTOR IS REQUIRED TO FOLLOW COLORADO STATE
LAW REGARDING SURVEY MONUMENTS. FOR COUNTY SURVEY MONUMENTS, THE CONTRACTOR
SHALL RETAIN A SURVEYOR TO RESET ANY AFFECTED SURVEY MONUMENTS. FOR FURTHER
INFORMATION, CONTACT THE COUNTY SURVEYOR.
9. DISTURBANCE OF PROPERTY. THE CONTRACTOR SHALL TAKE REASONABLE MEASURE TO PROTECT
EXISTING IMPROVEMENTS FROM DAMAGE AND ALL SUCH IMPROVEMENTS DAMAGED BY THE
CONTRACTOR'S OPERATION SHALL BE REPAIRED OR RECONSTRUCTED TO THE
ENGINEER/OWNER'S SATISFACTION AT THE EXPENSE OF THE CONTRACTOR. ANY AREAS
DISTURBED BY THE CONSTRUCTION SHALL BE RESTORED TO THEIR FORMER CONDITION OR
BETTER AS DETERMINED BY THE COUNTY, ENGINEER AND OR OWNER.
10. USE OF PRIVATE PROPERTY. THE CONTRACTOR SHALL NOT USE ANY PRIVATE PROPERTY TO
PERFORM WORK ASSOCIATED WITH ANY PERMIT UNLESS THE CONTRACTOR HAS OBTAINED PRIOR
WRITTEN PERMISSION FROM THE OWNER OF THAT PRIVATE PROPERTY.
11. UNSUITABLE SUBGRADE. THE CONTRACTOR SHALL BE RESPONSIBLE FOR REMOVING AND
REPLACING ALL SOFT, YIELDING OR UNSUITABLE MATERIALS AND REPLACING WITH SUITABLE
MATERIALS.
12. PROTECTION OF WORK ZONE. THE CONTRACTOR SHALL PROTECT ALL WORK AREAS AND
FACILITIES FROM WATER AT ALL TIMES. AREAS AND FACILITIES SUBJECT TO FLOODING,
REGARDLESS OF THE SOURCE OF WATER, SHALL BE PROMPTLY DE-WATERED AND RESTORED AT
THE CONTRACTOR'S EXPENSE. PROPER BEST MANAGEMENT PRACTICES (BMPS) SHALL BE
EMPLOYED TO ENSURE THE THAT SITE IS PROTECTED AGAINST EROSION.
13. SEDIMENT AND EROSION CONTROL. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ALL SEDIMENT
AND EROSION CONTROL OF CONSTRUCTION DEBRIS PER EAGLE COUNTY STANDARDS.
CONTRACTOR SHALL BE RESPONSIBLE FOR PROTECTION OF ALL EXISTING SITE STRUCTURES
FROM DEBRIS RESULTING FROM CONSTRUCTION ACTIVITY.
14. COORDINATION AND VERIFICATION
14.1. ALL DIMENSIONS, GRADES AND UTILITY DESIGNS SHOWN ON THE PLANS SHALL BE VERIFIED BY
THE CONTRACTOR PRIOR TO CONSTRUCTION. THE CONTRACTOR SHALL NOTIFY ENGINEER OF
ANY DISCREPANCIES PRIOR TO PROCEEDING WITH CONSTRUCTION FOR NECESSARY PLAN OR
GRADE CHANGES. NO EXTRA COMPENSATION SHALL BE PAID TO THE CONTRACTOR FOR WORK
HAVING TO BE REDONE DUE TO DIMENSIONS OR GRADES SHOWN INCORRECTLY ON THESE
PLANS, IF NOT VERIFIED AND NOTIFICATION OF CONFLICTS HAVE NOT BEEN BROUGHT TO THE
ATTENTION OF THE ENGINEER.
14.2. CONTRACTOR MUST VERIFY ALL EXISTING CONDITIONS BEFORE BIDDING AND BRING UP ANY
QUESTIONS BEFOREHAND, NO ALLOWANCE WILL BE MADE FOR DISCREPANCIES OR OMISSIONS
THAT CAN BE EASILY OBSERVED.
14.3. CONTRACTOR TO COORDINATE WITH ALL OTHER DISCIPLINES, INCLUDING BUT NOT LIMITED TO;
THE LANDSCAPE PLANS (NOT INCLUDED IN THE CIVIL PLAN SET). LANDSCAPE PLANS TO BE
COORDINATED BY THE CONTRACTOR AND DESIGN BUILD.
14.4. EXISTING TOPOGRAPHIC DATA IS BASED ON A RELATIVE SURVEY PERFORMED BY SBSA ON
OCTOBER 19, 2016.
15. FINISH GRADE ELEVATIONS SHOWN IN PLAN ARE MEASURED BELOW ROCK OR MULCH LANDSCAPE
MEDIUM.
16. ALL EXISTING STORM INFRASTRUCTURE UTILIZED IN THE PLAN SHALL BE INSPECTED FOR DEFECTS
PRIOR TO UTILIZATION. ALL DAMAGED OR DEFECTIVE CONSTRUCTION MATERIALS SHALL BE
REPLACED.
17. IRRIGATION PLANS ARE NOT INCLUDED IN SBSA's SCOPE OF WORK. ALL IRRIGATION TO BE
DESIGNED AND INSTALLED BY CONTRACTOR.
18. THE CONTRACTOR SHALL PROVIDE ALL ADDITIONAL SURVEY REQUIRED TO COMPLETE WORK.
19. THE CONTRACTOR IS REQUIRED TO PROVIDE ITEMIZED PRICING IN THE FORM OF UNIT COSTS FOR
INDIVIDUAL CONSTRUCTION MATERIALS UTILIZED FOR THIS PROJECT.
