Project Description:
Exterior modifications and the addition of 108 SF of interior space. The
modification include a renovation of the existing site stairs and ADA access
ramps as well as an expansion of the exterior patio/arcade spaces. The exterior
storefront is being modified to abandon old entry points and add a new store
entry towards the northwest end of the building. A new internally structure will
extend west of the existing building and support a new building sign (to be
reviewed under a separate application). New photovotaic panels will provide
shading and act as an additional decorative feature.

Conditions:
- Approval of this project shall lapse and become void one (1) year following the date of final approval, unless
a building permit is issued and construction is commenced and is diligently pursued toward completion.
- Design Review Board approval shall not become valid for 20 days following the date of approval, pursuant
to the Vail Town Code, Chapter 12-3-3 Appeals.
- No changes to these plans maybe made without the written consent of Town of Vail staff and/or the
appropriate review committee(s).
- A separate DRB application shall be submitted for review for any proposed signage.
- All lighting shall comply with the TOV Dark Skies requirements.
- This DRB approval shall only be for the proposed realignment of the ADA ramp, patio improvements, and
alterations to the structure. Additional DRB review shall be required for the proposed landscaping, retaining
wall cladding and site wall design.
- The applicant shall pay the associate commercial linkage fee prior to BP issuance.
