My client purchased the home at the above address last year with every
intention to remodel as soon as possible. The home had been added on to
several times by the previous owner, thus making for a very broken floor plan.
The main issues are interior flow, no defined entry for the primary unit, and
lack of light and openness.
Primary top unit interior remodel & dormer addition includes:
1 . Main level living, dining and kitchen: Removing the central stairs to the
upper and lower levels, which will open the main living area front to
back. A new island will be put in the place of the existing stairs and
peninsula cabinet locations.
2. Stairs and circulation in the upper floor: The Stairway to the upper level
will be where the current loft stairs are now. Putting them towards the
new entry door on the West side. The relocation of the stairs will make it
necessary to move the existing master bathroom to a new location to
create a hallway to the bedrooms and the new hall bath.
3. Defined entry location for Primary upper unit: Due to the removal of the
stairs to the lower level secondary unit. The access to the main level unit
can be moved to the West where a future exterior terrace and stairway to
the current off-street parking is located (not a part of this application). No
longer the confusion at the front door of the lower secondary unit,
thinking it's the primary unit. (Existing East entry will stay in its current
location until the West terrace is done in the future).
4. Lack of light in the A-frame upper level: The new master bath will be
located in the dormer addition on the East side of the upper level.
Supplying it with plenty of morning light.
The owner is committed to future remodels and improvements over the next
few years to bring this home to the level of the adjacent properties.
