Gentlemen:
Thank you for considering our submittal for the redevelopment of 1450 Buffehr Creek Road. The
project involves replacing the failing existing structure and retaining walls with a new single family
residence.
The new design better integrates with the site while capitalizing on the dramatic Vail Valley views.
Its simple forms and materials are rooted in the Town of Vail design guidelines yet reflect current
living trends and systems.
An existing utility easement currently crosses the subject property buildable area and contains the
sewer line of the adjacent 1451 Buffehr Creek Road residence to the west. The civil engineer is
currently developing a new pipe and routing design for the Eagle River Water Sanitation District
utility sign-off. Once the design is complete, it will be submitted to ERWSD for their final review. It
should also be noted the team has been working with the neighbor and they are on board with the
pipe and easement relocation.
