At a grade-level bedroom on the East side, replace an existing fixed window with an operable casement window of the same size and color. 2. The bases of the existing 8x8 columns have been damaged by water intrusion due to faulty construction of stucco base elements. At the existing upper level deck, the glu-lam beams at the perimeter have been damaged by water intrusion due to faulty water proofing construction methods. The existing deck framing and heated stamped concrete deck surface have not been damaged and can remain intact. The following revisions are proposed; a. New 8x8 heavy timber columns in the same locations as existing. b. New glu-lam beams at the perimeter of the deck in the same location as existing. c. Consequently, the existing wood railing will have to be replaced with a new railing to match existing. i. All new wood will be stained to match the exiting wood stain color ii. All new metal fasteners will be painted brown to match the wood stain as closely as possible. iii. Due to improper detailing and construction methods, the following changes are proposed for the new deck construction to avoid future water intrusion; 1. A metal angle approximately 5.25”x6”x1/4” at the edge of the existing concrete decking as an improved water proofing detail. The metal will be powder coated brown to match the wood stain color as closely as possible. 2. The 8x8 wood columns will not extend above the beam, and will not be part of the railing. They will be attached to the bottom of and support the new glu-lam beams at the perimeter of the deck. 3. The existing concrete piers will be cut down to 1” above the existing concrete patio, and the new 8x8 heavy timber columns will be connected with a new 1“ base plate and through bolts.
