Changes to approved plans
Re: Red Lion Condominium Units R-3
The following is a detailed description of changes being requested from the original
approval of Red Lion Condominium unit 304.
This submittal includes revisions at the front entry gate and planter areas of Red Lion
unit 304. Each of the revisions are outlined below and have references to the updates
on the floor plans, elevations and submitted documents. Please contact Ben Marion

additional information. Changes have been clouded in red on the drawing sheets with notes. I have also included cut sheets and photos for reference.
Item 1 The new entry stair to the unit was designed with square openings on either side
of the entry gate with square tops and a railing. We would like to change the openings
to have arch tops to match the two other arches on the front façade of the building.
Refer to submitted elevation sheets and 3D model images.
Item 2 To the left of the entry gate at the base of the unit 304 entry stair there was a
stone bench that retained planter dirt with a wood privacy fence behind it to keep
people out of the alley. (Please refer to attached reference photos) The original
proposal showed the bench and fence being removed during construction and then being replaced. We would like to put a brick planter wall back where the bench was
with an iron gate above to better match the Red Lion building and keep people out of
the alley. It is the architect’s opinion that the bench was not utilized and the wood
fence was often broken through where bar patrons were often found using the alley
as a smoking area. The new planter wall and privacy screen would better match the
architecture, improve the unit entry and deter people from entering the alleyway.

Item 3 In a previous DRB meeting Judge and associates requested to remove two trees during construction. We were directed to replace the trees and submit locations
and types for the replacement trees. We propose to add two Swiss Mountain Pine trees
(Tannenbaum Mugo semi-dwarf Pine) (refer to submitted documents included with
drawings) to replace the two sick trees that were removed during construction. The
replacement trees will go in the planters on either side of the new stair entry. Refer to
the plans and elevations for the locations of the new trees.
Item 4 The new entry stairs have an Iron Gate, stucco walls and roof with copper
shingles. We propose to add a starry night compliant scone over the gate (see
submittal documents). We would also like to add the unit number in stencil over the
gate and two loins to be painted as a crest on either side of the unit number. We feel
these items will match the architecture of the Red Lion Building and the surrounding
buildings and village feel. This will also be an upgrade to the building and separate
the residential entry from the commercial and bar entries. Item 5 There is an existing planter to the right of the Unit 304 entry; this planter separates
the bridge street bar entry front the unit 304 entry. At the back of this planter there is an
area much like the alleyway on the other side of the stairs where bar patrons can gain
access to the back alley. We would like to block this area off with a privacy screen to
keep people out. This area often fills up with trash, debris and cigarette butts. The
screen would create privacy for unit 304, keep people out of the alley and match the
architecture of the building. A tree and landscaping will be planted in front of the
screen to block it from the street.
