SCOPE OF WORK FOR REPAIR PROJECT@ 754 E POTATO PATCH
• Protect and encapsulate all work areas
• Demo existing repair area's per plan by TMC dated 10-10-2016 at chimney (page S-3 of 5 upper
right hand page note referring to chimneys) & roof -wall connections (page S-3 of 5 Detail D)
• Rebuild chimney chase out of non combustable materials and coat w/ cementicious stucco
material to match existing finishes & color.
• Roof repair and flashing detail done by TCC roofing as per agreement with previous contract w/
Mrs. Oliver ( Refer to detail Don page S-3 of 5 ) -HMR Construction will provide the stucco
repair only
• Remove all construction debris
• Provide light construction clean
NOTES :
• Any changes, extra's, or add-ons above the described "scope of work" done on a time and
material basis at a rate of$ 60.00 per man hour---per signed change order
• Any structural damage found upon demo to be repaired on a time and material basis at a rate of
$ 60.00 per man hour---per signed change order
• Home owner to cover all DRB, architectural, engineering, and bldg. permit cost should they be
applicable to the project. All General contracting time associated with this process to be billed
at a rate of$ 60.00 per hour (not included in contract)---to be billed on a separate invoice
• All landscaping & irrigation work done by others should it be applicable ( not included in bid )
• All fire-sprinkler suppression work and associated Alarm & Smoke-CO detector work done by
others, should it be applicable ( not included in bid ) Only required should interior work be
required to repair flu
• All unpaid balances after 15 days of billed invoices are subject to be charged a additional 2% per
month administrative fee. Unpaid balances after 60 days of billed invoice will be charged a
additional 8% per annum, compounded annually. In event of collection for non payment, with or
without suit, HMR Construction & Remodeling LLC shall be entitled to recover all collection cost
and attorney fee's associated with the process.
• This contract is set forth with scope of work above as well as all notes by TMC plan dated 10-10-
2016 for the party wall residence at 754 East and West Potato Patch
• Separate engineered drawing and Town of Vail ORB application is needed to be generated per
town policy for this repair, a separate permit is required, see above note in reference to TOV-
DRB, TOV-Bldg. permits regarding fees.
• All discovered mechanical faulty flu work from rebuilding chimney chase to be reported to
homeowner and to be done by a provided certified fireplace technician of homeowners choice

WARRANTY:
• Industry standard one year warranty applies to all chimney and stucco work done by HMR
