The Contractor is to visit the site, verify existing conditions and familiarize himself with all work. In the
event of discrepancies between the drawings and existing conditions, notify the Architect immediately.
The drawings include schematic representations of the as-built conditions of the existing buildings and
site. All Contractors shall field verify the accuracy of the information indicated on the plans, shall allow
for any such discrepancies discovered in preparation of bids and /or performance of the work, and shall
notify the Architect immediately upon discovery of such discrepancy.
Do not scale drawings to determine dimensions. Field verify all site dimensions and conditions. Report
any and all discrepancies to the Architect. Dimensions to existing materials are to the finished or exposed
face unless otherwise noted. Dimensions to new materials or construction are to the face of new
structural members, not to face of finish, unless otherwise noted. Dimensions followed by a + can vary
slightly to accommodate field conditions. Dimensions not so marked shall be accurately followed. All
Contractors shall verify all dimensions shown on the drawings and 'report any error or discrepancies to the
Architect prior to commencing with the work.
The Contractor and Subcontractors shall perform all work in accordance with all applicable codes,
ordinances, standards and regulations in effect within 30 days prior to commencement of the work. This
includes the 2003 Edition of the International Building Code along with Town of Vail modifications to that
code,. as well as state and local codes. in case of conflict between regulations, the most stringent shall .
apply.

All work shall be constructed in a workmanlike manner and be plumb, level, proper fit, true to line; and
shall be of first class quality. If the plans, site conditions, or existing building conditions prohibit first
onow
class satisfactory work and /or limit warranty or performance of the work, or should discrepancies within
the construction documents compromise quality of the work; the Contractor or Subcontractor shall
immediately notify the Architect to resolve the issue prior to proceeding with the work.
The existing residences will be occupied during construction. Work shall be done in a manner to
minimize disturbance to the buildings and their occupants. Access to unit interiors and interference with

building occupancy shall not occur unless first receiving permission from and coordinating with the
property manager. Maintain such safeguards as necessary to protect persons and property from injury,
loss, or damage.
Demolition shall occur in an orderly, careful manner to protect and minimize damage to existing work
scheduled to remain. Any damage to work that is to remain shall be repaired by the Contractor at no
additional cost to the Owner. The Contractor shall remove from the site and dispose of all demolition
materials, debris and rubbish as soon as practicable. The buildings and grounds shall be kept clean and
fee of debris at all times.
All safety precautions during the construction process are the responsibility of the Contractor. The
Contractor is responsible for the health and safety of his employees, agents, subcontractors and their
employees and other persons on the worksite. The Contractor is responsible for the protection and
preservation of the work, all materials and equipment to be incorporated, the worksite and the.
r surrounding area. The Contractor shall take'all necessary and reasonable precautions and actions to

protect all such persons and property.
The crawl space mechanical system and heat tape electrical system to be designed by the Contractor,
required Subcontractor or other consultants approved by the Architect and Owner. Verify proposed
systems with the Architect and Owner.

The Architect assumes no responsibility for errors, omissions and applicable code requirements of
consultants. The Architect assumes no responsibility for utility coordination, care of adjacent p - aaeies,
performance specifications and the components of construction safety; nor for the Contractor "s failure to> i
carry out the work in accordance with the construction documents..
The investigation of hazardous materials is beyond the scope of these Architectural Services.
The Owner shall be responsible for all existing hazards on the property; and for the discovery, presence,
handling, removal or disposal of or exposure of persons to hazardous materials, waste or substances in
any form on the property, including, but not limited to, asbestos, asbestos products, mold, etc.
Ownership and possession of the original Architectural Drawings shall remain that of the Architect.
Reproducible copies will be provided at the Owner's request and expense. These Drawings are not to
be used on other projects except on agreement in writing and with appropriate compensation t

Sample Panel
• Construct 4' x 8' sample panel showing shingles, shadow board, fascia, stucco, stucco
trim band, stone cap and thin stone veneer per drawing to be supplied by Architect.
• Panel shall be constructed for review of proper construction, color, texture, and
workmanship and therefore shall be constructed using all methods, materials,
fasteners and to the appropriate thicknesses representative of that required on the
project.
• Work shall not proceed on the project until the sample panel is approved by both the
Owners Representative and the Architect.
• Sample panel shall be attached to side of small trash enclosure and shall remain on
site for duration of the work. When necessary, move from trash enclosure to Architect
approved location.
Scope of 6 ilork to be Periornieci
Roof
• Remove existing gutters, fascia, soffit, retrofitted triangular overhangs, roof ballast,
built-up-roofihg, flashings, plywood roof deck, baft insulation, and vapor barrier,
• Repair any rotted or damaged roof joists. Field verify repair with Architect.
• Notify Architect to field ve;ify joist spacing when roof joists above living area of 4-unit
and 3-unit inside units are exposed.
• Add roof overhang extensions where indicated on the roof plans.
• Add shed roofs at the 3 -Unit Building entries as indicated on the drawings.
• Install new insulation and roof system as follows:
1. Drape a layer of Certainteed Mem Brain Smart Vapor Retarder over the ceiling
joists and ceiling, tape all joints, seams and penetrations of the retarder.
2. Over all bathrooms install a tight fitting section of foil faced insulation to fit tightly
between the joists.
3. Seal recessed can and install 1" minimum foil faced insulation above.
4. Apply a layer of netting tightly over the top of the joists and blow in a blanket of
1.8 pound per cubic foot minimum density fiberglass insulation.
5. Apply a layer of ISO: or 2-pound density EPS minimum 1-1 12" thick over the joists.
6. Apply a layer of 5/8"APA Rated sheathing over the insulation held in place using
minimum 3" #1 4 screws installed 12" on-center in the field of the sheathing and 6"
on-center at the edges. CARE IS TO BE TAKEN TO AVOID OVERDRIVING
THE SCREWS.
7. Cover the entire roof-With a peel and stick modified bitumen underlayment.
8. Install shingles per manufacturer's specifications and in accordance with high
wind application techniques.
• Install flashing for all roof penetrations, wall intersections, and edge treatments
required to prevent penetration of water through the exterior shell of the building.
Install kick-out flashing at'All locations where roof eave terminates against wall. Comply
with pertinent requirements or recommendation6 containe in the current edition of
SMAACNS'S Architectural Sheet Metal Manual. Verify proposed flashing systems with
Architect.
• Install new fiber cement board fascia and shadow board.
• Install new fiber cement soffit.
• Install roof gutters as indicated and downspouts where necessary. Field verify
locations with Architect. .,.
• Install heat tape in all gutters and downspouts. Provide electrical as needed.
• Install chimney caps.
Doors, Windows and Garage Doors
• Remove oxidation from window cladding and refurbish metal with Soft Scrub. Test in
one location and verify result with Architect prior to proceeding with Work.
• Replace all existing garage doors and jamb trim as indicated herein. Field verify jamb
depth for each building
• Replace•entry doors where applicable and as indicated herein.
Unit Interior Alterations
• Provide options to the Owner to install exhaust fans vented to the exterior for all
bathrooms and kitchens that are not already vented. Where fans are vented through
the roof, locate roof caps as close to ridges as possible.
• Remove dryer venting from crawl space and vent through garages to the exterior in all
units that are not already vented as such.
Decks and Porches
• Remove all existing decking materials�at porches and decks. Existing benches to
remain in place if old decking can be removed and new decking installed without
disturbing, otherwise remove and replace after decking.
• Remove all porch and/or deck framing member's that are applied over the existing
siding. Replace after siding is removed.
• Remove privacy walls between decks on the two 3 -unit buildings.
• Replace any damaged structural members and reinforce any spongy deck and/or
porch framing members.
• Where deck structural members are not seated on concrete piers field coordinate
corrective solution with Architect.
• Add steps or raise finish grade at entry por6hes where sidewalk to porch height
exceeds the building coda minimum of 7 %".
• Install privacy fences as iridicated on the drawings between decks on the two 3-unit
buildings and at Unit 14. Support with benches on either side to match existing
benches elsewhere in project.
• Install synthetic decking as specified herein.
Site
• Cut back and/or remove and store vegetation that interferes with the work.
• Trim tree branches overhanging the roof on the back side of Building H.
• Repair or replace retaining wall between Units 30 and 31.
• Completely remove transformer surrounds. Leave clean and free of debris.
• Remove and reroute any overhead wires running between buildings.
• Modify grading where needed to provide positive drainage away from the buildings.
• Provide allowance to.repilace landscaping similar to original conditions. Individual
owners are responsible f9r landscaping adjacent to their units and may request
changes.
9 Alternate to repair existing cracked and/or damaged sidewalks.
• Allowance to construct entrance sign.

Crawl Space / Foundations
• Remove any wet or defective floor insulation batts, plastic sheeting, and other debris.
• Replace any dislodged floor insulation batts that are in good condition, strap in place.
• Where not insulated, �install R-30 batts between floor joists, strap in place.
• Repair and/or patch broken concrete masonry units to protect crawl spaces from
rodent and insect infestation. Seal all foundation wall penetrations.
• Patch broken concrete masonry units by garage doors prior to installing stone veneer.
• Install. minimum 10 mil plastic ground cover/vapor retarder, seal at all seams and to
the foundation wall. Leave at least 12" of wall above the cover and below the structure
for the wall to "breath". Do not cover any wood or metal parts of the i foundation -or
structure. Smooth and clean soil of all organic debris prior to installing cover.
• Provide crawl space ventilation options and pricing to Owner.
• Install crawl space ventilation as selected by Owner.
Siding
• Remove all existing decking materials at porches and decks.
• Remove all porch and/or deck framing members that are applied over the existing
siding.
• Remove existing wood siding.
• Contact Architect when fireplace chimneys are exposed so Structural Engineer can
field evaluate f raming conditions to support new thin stone veneer.
• Check for water damaged or carpenter ant damaged sheathing and wall studs. Areas
where siding shows signs of water damage are especially susceptible to damage.
• Replace any damaged wall studs and/or plates.
• Replace damaged wall sheathing with Y2" APA Rated Wall Sheathing.
• Check all sheathing to assure tight fastening. Fasten any loose sheathing to achieve
tight adherence.
• Fur out framing for raised stucco details at windows and doors, belly bands, and trim
bands.
• Modify meter enclosures as indicated on the drawings.
On Building D, replace roof protection over gas meters or relocate meters to adjacent
wall. Field verify with Architect.
• Install cant strip and metal flashing over exposed foundation walls that protrude
beyond wall sheathing prior to installing stucco or stone. Flashing to match adjacent
material.
• Replace damaged fresh air intake vents at fireplaces.
• Protect walls with a weather resistive barrier as described below.
Apply stucco to walls and trims as indicated on the drawings and as described herein.
1. Portland Cement Plaster shall be provided and installed per the recommend-
ations and requirements as stated in the 5th Edition of the Portland Cement
Plaster/Stuoeo Manual, 2 printing 2004; and in compliance with the 2003
International Building Code and the 2003 International Residential Code.
Application procedures for the climate and altitude of Vail, Colorado shall be
required.
2. Stucco shall be a minimum 3 coat application over Expanded Metal Diamond
Mesh Lathe Reinforcement over Type I Grade D Building Paper which may be
attached to the Metal Diamond Mesh Lathe.
3. Prior to start of work, submit to the Architect for review, manufacturer's
written specifications, proportion mixes and installation instructions for factory-
prepared finish materials,
4. Prior to start of 'work, submit to the Architect for approval, elevation drawings
showing recommended control joints.
• Install thin stone veneer and stone cap as indicated on the drawings and as described.

1. Installation shall be per the Rocky Mountain Masonry Institutes' Adhered Natural
Stone Veneer Installation Guide, 2004, and Installation recommendations of
Robinson Brick Thinstone; and in compliance with the 2003 International Building
Code and the 2003 International Residential Code as well as Town of Vafl
requirements and ordinances.
2. Prior to start of work, submit to the Architect for review, manufacturer's
written specifications, mortar/adhoslve mixes and Installation instructions,

backup materials, bond preventive materials and other materials required for a
complete and proper installation. Install materials in strict accordance with the
recommendations of their manufacturers, tooling the joints to a neat smooth profile.
• Replace all exterior lights fixtures with fixture listed herein.
• Replace unit numbers. Verify adequate backing for mounting numbers prior to
applying wall finish.
Trash Enclosures
• Remove lower portion of the large trash enclosure roof and replace to match
remaining roof members.
• Remove fascias, trims, shingles, and gates from both enclosures, either remove
existing siding or screw into place, and sheath wall with Y2" plywood.
• Apply Y2" plywood to inside faces of wall studs and ceiling joists, paint.
• Stucco walls and reroof with composite shingles per drawings.
• Construct and install new side door for large enclosure. Apply fiber cement finish
materials per drawings.
• Construct and install new tubular steel framed gates and apply fiber cement finish
materials per drawings.
