RE: Plan Review Comment Response
Solaris – Unit 701 Deck Expansion
Dear Martin:
The following are our responses to the comments provided on May 20, 2014 for the above
referenced project.
Processing: We will submit two complete sets of revised construction documents with
the revisions clouded once these items are responded to adequately
Arch-B001 Provide Code analysis to include: Building Type, Occupancy, Fire resistive
construction of various building elements, special inspection criteria for
fire protection damaged elements and new roof classification. Codes
proposed work designed to.
Response: Sheet G1.01, Building Code Information shows the following:
· Existing Building – Existing occupancy, existing construction type,
and fire-resistance rating requirements for building elements.
· Remodel Occupancy Type and Construction – Remodel
occupancy, construction type, fire-resistance rating requirements
for building elements, and roof classification.
· Refer sheet G1.01, Specifications for SFRM repair special
inspection requirements.
Arch-B002 Provide details of fire resistive elements of new and repaired construction
showing compliance with IBC 2012.
Response: The new drip-through deck is being placed over the existing
fire-resistance rated roof. The new deck is constructed of steel floor joists
and Ipe wood decking which have a Class-A rating.
The new bridge connection is supported from existing fire-resistance rated
structural steel and a new 1 hour fire-resistance rated bearing wall. The
floor is constructed of 5” concrete on 1 1/2" metal deck. The 3 1/2"
concrete cover over the metal deck provides a 1 hour fire-resistance rating.
Existing SFRM will be patched and inspected. Existing rated assemblies will
be patched and repaired to provide fire-resistance continuity.
Struct-B001 Identify special inspections and program per Chapter 17 IBC.
Response: Refer to the revised drawing S1.01 General Notes note 17.
Struct-B002 Show compliance with Chapter 16 for proposed guards and hand railings.
Please include compliance for additional load stressing on glass guards.
Response: Refer to the revised drawing S1.01 General Notes note 2.D.
Plumbing-B001 Secondary drains to be independent of primary drains per 2012 IPC.
Revise plans to show code compliance.
Response: This added drain is on top of the added walkway (upper deck)
above the existing deck. There is no ponding possibility as the added
"upper deck" doesn't have parapets which would be creating a ponding
effect and any water can overflow to the lower deck which has all the
existing drainage as required. We believe that this installation meets the
code requirements and no additional emergency drainage is required.
