PROMPTLY REPAIR DAMAGES CAUSED TO ADJACENT FACILITIES BY DEMOLITION AND/OR CONSTRUCTION WORK AT NO COST TO THE OWNER. 4. DO NOT SCALE DRAWINGS. "TYPICAL" AS USED IN THESE DOCUMENTS SHALL MEAN THAT THE CONDITION IS THE SAME OR REPRESENTATIVE FOR ALL SIMILAR CONDITIONS, UNLESS OTHERWISE NOTED. DETAILS ARE USUALLY KEYED AND NOTED "TYPICAL" ONLY ONCE WHEN THEY FIRST OCCUR AND ARE REPRESENTATIVE OF ALL SIMILAR CONDITIONS THROUGHOUT, UNLESS OTHERWISE NOTED. 5. ALL EXISTING STRUCTURE TO REMAIN. 6. THE OWNER SHALL BE CONTACTED IN REGARDS TO ANY SALVAGEABLE MATERIAL OR EQUIPMENT. ANY SALVAGEABLE ITEMS NOT TO BE REUSED OR WANTED BY OWNER SHALL BECOME PROPERTY OF THE CONTRACTOR. 7. ANY MISCELLANEOUS ITEMS OR MATERIALS NOT SPECIFICALLY NOTED, BUT REQUIRED FOR THE PROPER EXECUTION OR INSTALLATION, OR PERFORMANCE OF THE WORK, SHALL BE PROVIDED BY THE CONTRACTOR. THE CONTRACTOR SHALL PERFORM HIGH QUALITY, PROFESSIONAL WORK. MATERIALS SHALL BE JOINED IN A MANNER TO PROVIDE A UNIFORM, ACCURATE FIT; WITH NEAT STRAIGHT LINES, FREE OF SMEARS OR OVERLAPS. INSTALL EXPOSED MATERIALS APPROPRIATELY LEVEL, PLUMB, AND AT ACCURATE ANGLES, OR FLUSH WITH ADJOINING MATERIALS. 8. WHERE PLUMBING FIXTURES, PIPING, ELECTRICAL FIXTURES, MECHANICAL EQUIPMENT, OR ANY OTHER EQUIPMENT IS REMOVED, ALL PIPING AND/OR CONDUITS THAT ARE ABANDONED SHALL BE CAPPED OFF BELOW THE FLOOR INSIDE WALLS OR ABOVE CEILINGS AS APPROPRIATE. 9. CONTRACTOR SHALL VISIT THE SITE AND BECOME COMPLETELY FAMILIAR WITH ALL EXISTING CONDITIONS PRIOR TO SUBMITTING PRICES AND STARTING WORK. THE CONTRACTOR SHALL NOTIFY THE ARCHITECT OF ANY CONDITIONS OR DISCREPANCIES ADVERSELY AFFECTING THE DESIGN INSTALLATION PRIOR TO PROCEEDING WITH THE WORK (INCLUDING CONFLICTS WITH MECHANICAL DUCTS, STRUCTURE, PIPING, CONDUIT RUNS, MECHANICAL UNITS, LIGHT FIXTURES, CEILING FEATURES OF FLOOR BELOW, FIRE SPRINKLERS LINES OR HEADS, ETC.) WHETHER EXISTING OR NEW. 10. GENERAL CONTRACTOR TO PROTECT AND CLEAN ANY EXISTING SURFACES WITHIN SCOPE OF WORK THAT ARE TO REMAIN. 11. CONTRACTOR SHALL NOTIFY ARCHITECT OF ANY DISCREPANCIES BETWEEN ARCHITECTURAL AND ENGINEERING DRAWINGS, SPECIFICATIONS, OR EXISTING CONDITIONS. 12. CONTRACTOR TO CAREFULLY REVIEW AND ASSESS THE VARIOUS SLAB CONDITIONS AND COORDINATE FLOOR PATCHING AND ADDITIONAL PREPARATION WITH FINISH TO BE INSTALLED; REFER TO A0.1 FOR SPECIFICATION GUIDELINES. 13. THE PRESENCE OF THE ARCHITECT OR REPRESENTATIVE ON THE JOB SITE DOES NOT IMPLY CONCURRENCE OR APPROVAL OF THE WORK. THE CONTRACTOR SHALL CALL SPECIFIC ITEMS IN WRITING TO THE ATTENTION OF THE ARCHITECT TO OBTAIN THE ARCHITECT'S APPROVAL. NO CHANGES TO THE CONTRACT CAN BE MADE WITHOUT THE OWNER'S CONTACT WRITTEN APPROVAL. 14. THE CONTRACT DOCUMENTS ARE THE RESPONSIBILITY OF ALL TRADES IN THEIR ENTIRETY. WHERE REQUIREMENTS ARE SHOWN IN ONE SECTION OF THE SPECIFICATIONS OR DRAWINGS BUT NOT ANOTHER, THE CONTRACTOR OR SUBCONTRACTOR IS NOT RELIEVED FROM PROVIDING COMPLETELY FINISHED AND PROPERLY FUNCTIONING SYSTEMS. 15. ALL WORK UNDER THIS CONTRACT TO BE IN STRICT ACCORDANCE WITH REGULATIONS FOR CONTRACTORS PERFORMING WORK AS FOLLOWS: A. PROVIDE OWNER WITH LIST OF ALL SUBCONTRACTORS, CONTACTS AND TELEPHONE NUMBERS. B. CONSTRUCTION HOURS ARE 7:00 AM TO 5:00 PM, MONDAY THROUGH FRIDAY UNLESS OTHERWISE APPROVED BY THE OWNER, WITH AT LEAST 48 HOURS ADVANCE NOTICE. C. CONTRACTOR SHALL NOT SHUT OFF OR PUT OUT OF SERVICE ANY SYSTEM/SERVICES WITHOUT FIRST COORDINATING WITH THE OWNER AT LEAST 72 HOURS IN ADVANCE. D. CONTRACTOR SHALL COORDINATE ALL WELDING VENTING, AND TIMES OF DEMOLITION AND CONSTRUCTION WITH THE OWNER AND CONCURRENT OCCUPANCY OF THE BUILDING. 16. DIMENSIONS OF AND FROM EXISTING CONDITIONS HAVE BEEN TAKEN FROM EXISTING DRAWINGS AND/OR FIELD MEASUREMENTS. THE CONTRACTOR SHALL FIELD VERIFY ALL DIMENSIONS PERTAINING TO EXISTING CONDITIONS PRIOR TO THE START OF CONSTRUCTION. 17. NOTIFY ARCHITECT OF ANY DISCREPANCIES UNCOVERED BY DEMOLITION; OR IF EXISTING CONDITIONS PREVENT LAYOUT FROM PROVIDING PROPER CLEARANCES. 18. CONTRACTOR TO REPAIR ANY DAMAGE FROM REMOVING EXISTING FINISHES OR WALLS TO INSURE THAT SURFACE IS SMOOTH AND PREPPED FOR PAINTING AND WALL COVERING. PROVIDE THE MINIMAL FURRING POSSIBLE IF EXISTING WALLS OR DAMAGED WALLS CANNOT BE PROPERLY PREPARED TO RECEIVE NEW FINISH. 19. REVIEW DEMOLITION OF AND PENETRATIONS THROUGH EXISTING STRUCTURE WITH STRUCTURAL ENGINEER WHERE POTENTIAL OF ENCOUNTERING BEARING MEMBERS OR REINFORCEMENT EXISTS. Install a new stair with railing and snow melt. Provide a new connection between the existing deck and the new deck with stone pavers and snow melt. Install new glass guardrail. The new deck will be drip through construction Ipe wood decking over steel joists. GENERAL REQUIREMENTS Summary of Work: The work consists of an exterior deck addition with revisions to the existing deck, snow melt, and electrical as described in the Contract Documents. Contractor's Use of Premises: During construction, Contractor shall have limited use of space indicated. Contractor's use of premises is limited only by Owner's right to perform work or employ other contractors on portions of project. Contract Modification Procedures: Upon the Owner's approval of a proposal from the Contractor, submitted either in response to a Proposal Request issued by the Architect or as a request for change from the Contractor, the Architect will issue a Change Order on AIA Document G701, for all changes to the Contract Sum or Contract Time. Shop Drawings: Submit newly prepared information drawn to scale. Contractor to indicate deviations from Contract Documents, including any addenda or change to the scope of the original scope of work. Do not reproduce Contract Documents or copy standard information. Submittals shall be sent via e-mail. Contractor to absorb all costs associated with correction of substituted product if deviation from Contract Documents not brought to Owner's and Architect's attention. Samples: Submit (3) three sample finishes as specified and identical with the material proposed. Where variations are inherent in the material, submit at least (3) three units that show limits of the variations. Provide shop drawings and / or samples for the following items: Stone, doors, door hardware, railing, decking and wall cladding. Include product name or name of the manufacturer. Architect will review each submittal, mark as appropriate to indicate action taken, and return copies less one retained. Temporary Facilities and Controls: Standards: Comply with NFPA 241, "Standard or Safeguarding Construction, Alterations, and Demolition Operations; ANSI A10 Series standards for "Safety Requirements for Construction and Demolition"; and NECA Electrical Design Library's "Temporary Electrical Facilities." Electrical service shall be in accordance with NEMA NECA and UL standards and regulations for temporary electric service. Install service in compliance with NFPA 70. Temporary Utilities: Use of the Owner's existing sanitary facilities will be permitted, so long as facilities are cleaned and maintained in a condition acceptable to the Owner. At Substantial Completion, restore these facilities to the condition prevalent at the time of initial use. Temporary Controls: Provide temporary barricades, warning signs, and lights to protect the public and construction personnel from construction hazards. Traffic control may be required for any work involving a crane. Product Requirements: The Owner and Architect may consider substitutions of specified materials which provide a savings in Contract Sum and/or Time. The Contract Sum and Time savings shall be identified at time of submittal. The request for substitution shall be submitted in reasonable and timely manner for review, as not to delay construction. Substitution submittals shall include product information, test data, samples (if applicable), delivery time, and cost information. If deemed acceptable by the Owner and Architect, the substitution submitted may be used by the Contractor. Acceptance of the substitution by the Owner and Architect does not relieve the Contractor of responsibility in performance or workmanship in relation to the substitution. The required warranties of any item of construction shall not be modified by substitutions. Examination and Preparation: Examine substrates and conditions for compliance with manufacturer's written requirements including, but not limited to, surfaces that are sound, level and plumb; substrates within installation tolerances; surfaces that are smooth, clean and free of deleterious substances; and application conditions within environmental limits. Do not proceed with installation until unsatisfactory conditions have been corrected. Prepare substrates and adjoining surfaces according to manufacturer's written instructions. Cutting and Patching: Before cutting/patching existing surfaces, examine surfaces to be cut and patched and conditions under which cutting and patching is to be performed. Take corrective action before proceeding if unsafe conditions are encountered. Protect existing construction during cutting and patching to prevent damage. Temporarily cover openings when not in use. Patch with durable seams that are as invisible as possible. Inspect and test patched areas to demonstrate integrity of the installation. Do not cut structural members without prior written approval of Architect and Structural Engineer. For patching provide materials whose installed performance will equal or surpass that of existing materials. For exposed surfaces, provide or finish materials to visually match existing adjacent surfaces to the fullest extent possible. Installation: Comply with manufacturer's written instructions for installation. Anchor each product securely in place, accurately located and aligned. Clean exposed surfaces and protect from damage. If applicable, prepare surfaces for field finishing. Final Cleaning: Clean each surface or item as follows before requesting inspection for certification of Substantial Completion: Remove labels that are not permanent. Clean transparent materials, including glass. Remove excess glazing compounds. Replace chipped or broken glass. Clean exposed finishes to a dust-free condition, free of stains, films and foreign substances. Leave concrete floors broom clean. Architectural, Mechanical and Electrical Punchlist: Provide Architect with a pre-punch list of items yet to be completed prior to request for inspection. Architect to schedule punch list based on completion of installation of all finishes and after final cleaning. The pre-punch list shall contain less than 10 open items before the Architect will perform the final punch. Closeout Submittals: Record Drawings: Maintain a set of Contract Drawings as Record Drawings. Mark to show installation that varies from the Work as originally shown. Operation and Maintenance Data: Organize data into 3-ring binders, with pocket folders for folded sheet information. Closeout Procedures: Request Substantial Completion inspection once the following are complete: Advise Owner of pending insurance changeover requirements. Submit Record Drawings, Maintenance Manuals, Warranties and similar record information. Deliver spare parts, extra stock and similar items. Complete startup testing of systems. Remove temporary facilities and controls. Complete final cleanup. Touch up, repair, replace and restore marred, exposed finishes. Obtain final inspections from authorities having jurisdiction. Obtain certificate of occupancy. Upon receipt of a request for final inspection, Architect will proceed with inspection and advise the Contractor of unfilled requirements. Arrange for each installer of equipment that requires operation and maintenance to provide instruction to Owner's personnel. Warranties: Submit written warranties to the Architect prior to the date certified for Substantial Completion. If the Architect's Certificate of Substantial Completion designates a commencement date for warranties other than the date of Substantial Completion for the Work, or as a designated portion of the Work, submit written warranties upon request of the Architect. When the Contract Documents require the Contractor, or the Contractor and a subcontractor, supplier or manufacturer to execute a special warranty, prepare a written document that contains appropriate terms and identification, ready for execution by the required parties. Submit a draft to the Owner, through the Architect, for approval prior to final execution. At Final Completion compile (2) two copies of each required warranty properly executed by the Contractor, or by the Contractor, Subcontractor, Supplier or Manufacturer. Organize the warranty documents into an orderly sequence based on each technical Specification Heading. Request inspection for certification of final acceptance and finally payment, once the following are complete: Submit final payment request with releases of liens and supporting documentation. Include insurance certificates. Submit consent of surety to final payment. On completion of re-inspection, Architect will prepare a certificate of final acceptance. If the Work is incomplete, Architect will advise Contractor of the Work that is incomplete or obligations that have not yet been fulfilled. Selective Demolition: Unless otherwise indicated, demolished materials become Contractor's property. Comply with EPA regulations and disposal regulations of authorities having jurisdiction. Conduct demolition without disrupting Owner's occupation of the building. Items indicated to be removed and salvaged remain the Owner's property. Remove, clean and pack or crate items to protect against damage. Identify contents of container and deliver to Owner's designated storage area. Submit schedule indicating proposed sequence of operations for selective demolition work to Owner's Representative for review prior to start of work. Include coordination for shutoff, capping and continuation of utility services as required, together with details for dust and noise control protection. Provide detailed sequence of demolition and removal work to ensure uninterrupted progress of Owner's on-site operations. Conduct demolition work in manner that will minimize need for disruption of Owner's normal operations. Maintain and protect existing utilities to remain in service before proceeding with demolition, providing bypass connections to other parts of the building. Locate, identify, shut off, disconnect, and cap off utility services to be demolished. Protect remaining walls, ceilings, floors, and exposed finishes. Erect and maintain dustproof partitions. Cover and protect remaining furniture, furnishings, and equipment. Promptly patch and repair holes and damaged surfaces of building caused by demolition. Restore exposed finishes of patched areas and extend finish restoration into remaining adjoining construction. Promptly remove demolished materials from Owner's property and legally dispose of them. Plumbing core drilling shall be coordinated wit the Tenants below the Owner's space. All core drilling shall be performed during business hours. Protection shall be provided to protect the Tenants space. Provide water protection as well as dust protection. Negative air machines shall be required to prevent spread of dust. The Tenant shall be present during the process of core drilling. A preconstruction meeting shall be held with the Owner, Tenant, Contractor and Architect. A MOP (Method of Procedure) shall be provided for the meeting outlining all work to be performed and a timeline for the work to be complete. Wood Patio Decking: Submittals: A. Do not use pavers with chips, cracks, voids, discolorations, or other defects that might be visible or cause staining in the finished work. B. Mix pavers to produce a uniform blend of colors and textures. C. Joint Pattern: Match and continue existing pattern. D. Tolerances: Do not exceed 1/16-inch unit-to-unit offset from flush (lippage) nor 1/8 inch in 10 feet from level or indicated slope. Mortar Setting-Bed Applications: A. Saturate concrete subbase with clean water several hours before placing setting bed. Remove surface water about one hour before placing setting bed. B. Apply mortar-bed bond coat over surface of concrete subbase about 15 minutes before placing mortar bed. Do not exceed 1/16-inch thickness for bond coat. Limit area of bond coat to avoid its drying out before placing setting bed. C. Apply mortar bed over bond coat; spread and screed mortar bed to uniform thickness at subgrade elevations required for accurate setting of pavers to finished grades indicated. D. Mix and place only that amount of mortar bed that can be covered with pavers before initial set. Before placing pavers, cut back, bevel edge, and remove and discard setting-bed material that has reached initial set. E. Place pavers before initial set of cement occurs. Immediately before placing pavers on mortar bed, apply uniform 1/16-inch- thick bond coat to mortar bed or to back of each paver with a flat trowel. F. Tamp or beat pavers with a wooden block or rubber mallet to obtain full contact with setting bed and to bring finished surfaces within indicated tolerances. Set each paver in a single operation before initial set of mortar; do not return to areas already set or disturb pavers for purposes of realigning finished surfaces or adjusting joints. Molded-Sheet Drainage Panels: A. 1/4 inch woven-geotextile-faced, molded-sheet drainage board. Insulation: A. Dow Chemical Company; Roofmate extruded-polystyrene board insulation, 40 psi, shiplap edged. Preparation: A. Mask off adjoining surfaces to prevent spillage and overspray. B. Close off deck drains to prevent migration of waterproofing fluids. Joints, Cracks, and Terminations: A. Prepare joints, cracks and terminations per manufacturer's written instructions. Membrane Application: A. Install membrane per manufacturer's written instructions. B. Equipment: Double-jacketed, oil-bath melter with mechanical agitation, specifically designed for applying non-direct fired hot rubberized asphalt waterproofing membranes. Melter must be capable of maintaining material temperature at 375-425 °F, and an oil-bath temperature of 500-500 °F. Direct fired melters are not approved. C. Add Tremproof 6100 to maintain the melter at 3/4 capacity at all times. D. Maintain material temperatures at 375-425 °F with consistent agitation. Overheating will cause Tremproof 6100 to bind, then coagulate to the walls of the melter, adversely affecting the material performance properties. Material that reaches temperatures over 425 °F shall be dumped. E. Reinforced Membrane: Apply hot rubberized asphalt to substrates and adjoining surfaces indicated. Spread to thickness of 90-125 mils; embed reinforcing fabric, overlapping sheets 2 inches; spread another thick layer to achieve a total thickness of 215 mils. Sprayed Fire-Resitive Materials: Submittals: A. Product Data B. Shop Drawings: Extent of fireproofing patching. Applicable fire-resitance design designations. Minimum SFRM thickness. Special Inspections: A. Contractor shall retain a speical inspector to inspect all repaired SFRM. Materials, General: A. Provide fireproofing, including auxiliary materials, according to requirements of each fire-resistance design and manufacturer's written instructions. B. Fire-Resistance Design: Indicated on Drawings, tested according to ASTM E 119 or UL 263 by a qualified testing agency. Identify products with appropriate markings of applicable testing agency. Sprayed Fire-Resistive Materials: A. Monokote Fireproofing; MK-6/HY, Z-106, and Z1-106HY. B. Density: Per UL design number. Field Quality Control: A. Perform the tests and inspections of completed Work in successive stages. Do not proceed with application of fireproofing for the next area until test results for previously completed applications of fireproofing show compliance with requirements. Tested values must equal or exceed values as specified and as indicated and required for approved fire-resistance design. B. Fireproofing will be considered defective if it does not pass tests and inspections. Remove and replace fireproofing that does not pass tests and inspections, and retest. Apply additional fireproofing, per manufacturer's written instructions, where test results indicate insufficient thickness, and retest. Cleaning, Protecting, and Reparing: A. Cleaning: Immediately after completing spraying operations in each containable area of Project, remove material overspray and fallout from surfaces of other construction and clean exposed surfaces to remove evidence of soiling. B. Protect fireproofing, according to advice of manufacturer and Installer, from damage resulting from construction operations or other causes, so fireproofing will be without damage or deterioration at time of Substantial Completion. C. As installation of other construction proceeds, inspect fireproofing and repair damaged areas and fireproofing removed due to work of other trades. D. Repair fireproofing damaged by other work before concealing it with other construction. E. Repair fireproofing by reapplying it using same method as original installation or using manufacturer's recommended trowel-applied product.
