The closest type of construction to matching that in the new codes is Type 1B. This will dictate the amount of fire-resistive protection for the building elements. If a reduction is to be allowed, a full code review of the existing construction will be required to be submitted for review. Please change the construction type. (IBC Chapter 6) 2 The Town of Vail requires engineer stamped mechanical, electrical and plumbing drawings for extensive remodel work within units of multifamily construction. Please provide drawings. 3 Provide a detail of the existing floor/ceiling assemblies. The one for the floor of the units should be the same as the ceiling of the units. Provide a listed 2 hour assembly for the existing conditions. (IBC Table 601) 4 The reflected ceiling plan does not show penetrations of can lights, bath fans or range hood. If the ceiling of the unit is part of the rated floor/ceiling then these penetrations will have to be shafted or a fire damper installed. The Town of Vail has amended the code to disallow non-vented fireplaces. Change the fireplace to a vented model or remove it. 13 Have the mechanical engineer show the venting of the new fireplaces. 14 The rooms without the required natural ventilation will require mechanical ventilation. Have the mechanical engineer address accordingly. (IBC 1203.1) 15 Show the fireplace vent, the bath fan and range hood terminations on the elevation drawings. .'16 This unit requires two exits. There are two reasons for this. The first is that the unit is over 2000 square feet, Table 1014.1 requires two exits when R occupancies have an occupant load over 10. With an occupant load factor of 200 square feet per occupant, the .unit will be above the 10 when it is over 2000 square feet. The other is the common path of travel is over 75' when measured from the most remote point in the unit, per 1013.3. You will find these two criteria will be the driving force for requiring 2 exits in an R occupancy governed by the IBC. Watch that if the existing door is used as the second exit it cannot be accessed through storage rooms (closets), bathrooms or bedrooms. 17 The Existing Main Level Floor Plan shows a window in bedroom #1. The new Main Floor Plan does not show a window. Is this window eliminated? 18 Suggestion; The guest shower is indicating a shower head pointed at the door of the shower. I have seen this application be problematic with the dual swing doors, as it will almost always leak past the door. The old uniform plumbing code disallowed this. The new code that is adopted is silent. No response is required, just a heads up. Please refer to the cover sheet for information on resubmitting plans. The panel currently located in Unit 440 is a General Electric model TLM1612S Loadcenter with a total of 16 single-pole circuit-breaker spaces. However, this panel must be relocated from its current position because this space will become a closet. According to your documents, you have made provisions for a new panel location behind the new (relocated) door. We recommend that you remove the internal bussing and circuit breakers from the existing panel and use its cabinet as a splice box to extend the feeder, grounding, and required existing branch circuit conductors to the new location for the panel. The splice box must have an accessible cover. Furnish, install and connect a new 24-pole 120/240V lph, 3w ladcenter with minimum 100A bus and the required circuit breakers for reconnection of the existing branch circuits being re- used and the installation of new branch circuits for a steam generator (2P, 40A, GFCI) and in- floor radiant heating (1P, 20A, GFCI). The panel currently located in Unit 438 is a Siemans model G3040ML1200 Loadcenter with a total of 30 available single-pole circuit-breaker spaces. Furnish, install and connect a new 24-pole 120/240V lph, 3w loadcenter with minimum 100A bus and the required circuit breakers for reconnection of the existing branch circuits being re- used and the installation of new branch circuits for a steam generator (2P, 40A, GFCI) and in- floor radiant heating (1P, 20A, GFCI). The panel currently located in Unit 438 is a Siemans model G3040ML1200 Loadcenter with a total of 30 available single-pole circuit-breaker spaces. Sixteen of these 30 spaces are currently being used for existing circuits. In order to facilitate the installation of the new circuits as identified above, the following modifications shall be implemented: 1. Install a 2-pole, 40A GFCI circuit breaker for the steam generator in Master Bathroom. 2. Install a 1-pole, 20A GFCI circuit breaker for the addition of in-floor radiant heat in Master and Guest Bathrooms. 3. Install a dedicated 1-pole 20A circuit breaker /receptacle for the addition of the washing machine. 4. Install a 2-pole, 30A circuit breaker for the addition of a clothes dryer. NEC 230.2 requires one electrical service per single residence. We have requested and received a written approval from the serving utility, Holy Cross Energy, and a verbal agreement from the Town of Vail Electrical Inspector for an exception to this section of the code. In cooperation with these entities and for the safety of maintenance and emergency services personnel, the electrical contractor must install engraved nameplates at each service disconnect that clearly identifies each disconnect as being one of two service disconnects for this unit.
