FOUNDATION DESIGN:
a. Foundation and retoining wolis have been designed using an ossumed loterol pressure of 45 pcf.
b. Provide continuous foundotion drains ot the bose of retoining wails. Contact geotechnical
engineer for detoils.
c. A representative of the geoiechnicol engineer sholl verify soils conditions ond types during
bockfill. Report any discrepancies from design ossumpiions to structural engineer for
re-evoluotion of foundation design.
d. Bockfill around ond above structural retoining wolls shall be compoction-tested per the
recommendotions of the geotechnicoi enqineer.
e. Verify type of fill with soils engineer ond structurol engineer prior to bockfilling.
STRUCTURAL MASONRY:
a. Hollow lood-beoring concrete masonry sholl be lightweight units conforming to ASTM C90.
Exterior wolls and wolls below grode sholl be grade N-1. Interior wolls not exposed to
weather or eorth moy be grode N-1 or S-1.
b. Mortar shali conform to ASTM C270 ond shall be type S with minimum cube strength of 1800
psi. Do not use mosonry cement or odmixtures unless opproved by the engineer.
c. Grout sholl be coorse grout os defined in 2003 IBC Toble 2103.10 with minimum cube strength
of 2000 psi. Admixtures shall not be added unless approved by the engineer.
d. Minimum prism strength of mosonry woll assemblies shall be f'm = 1500 psi.
e. Conform to size ond height limitations set forth in Table 1.15.1 of ACI 530. Grout shall be
ploced in a continuous pour in lifts not exceeding 6 feet.
f. Bond beam units shall be produced from stondord verticolly voided units with pre-cut knock-
out cross walls.
g. All mosonry sholi be loid up running bond with exposed joints tooled.
h. Use continuous horizontal joint reinforcing in all mosonry wolls, consisting of 9 goge side wire
welded to 9 gage trussed cross wires. Width of joint reinforcing sholl be opproximotely 2" less
than width of wali. Provide prefobricated corners ond tees. Wire sholl conform to ASTM
Specification A-82. Moximum vertical spocing of joint reinforcing shall be 16".
i. Provide 1/2" cleoronce or expansion moteriol between masonry ond other structurol elements
unless noted otherwise.
j. Vertical control joints sholl be provided full height of mosonry wolls os locoted on the
drawings. Construct control joints os continuous heod joints with mortor roked bock
3/4" ot both faces ond 50� of the horizontal joint reinforcing cut ot the joint. Bond beam
reinforcing and grout sholl continue through the joint.
k. Mosonry woll shali be grouted only ot those cells contoining reinforcing steel unless specifically
outhorized by the engineer.

Detailing, fobricotion and placement of reinforcing steel shall be in occordance with the ACI
Manual of Concrete Proctice.
Except where otherwise noted on the drawings, reinforcing bors sholl conform to ASTM
Specificotion A615 ond sholl be grade 60 except ties, field bent bors where permitted by note
on plon, or bors to be welded, which shall be grode 40.
At splices, lop bors 44 diometers. Do not weld or use mechonical splicing devices unless
specificolly approved by engineer.
At corners, moke horizontal bors continuous or provide corner bors. Around openings and
steps in concrete, provide (2)-#S bors extending 2'-6" beyond edge of opening or step.
Extend reinforcing steel o minimum of 2'-6" through cold joints. Unless specificolly located on
plon or detoils, coordinote cold joint locations with engineer.
Epoxy odhesive for reinforcing dowels sholl be "Hilti" or "Simpson" or approved equivolent
odhesive systems. Minimum embedments, if not specificolly indicoted on the drowings, sholl be
according to the monufacturer's specifications.

directly on masonry walls or slabs shall be pressure-treated Hem Fir #2.
Except os noted otherwise, minimum noiling sholl be provided os specified in the "Nailing
Schedule" on the drowings (2003 IBC Toble 2304.9.1).
All lumber used in construction shall hove o moximum moisture content of 19%.
Frqming Notes:
1. Exterior walls:
A. All exterior wolls ore 2x6 studs � 16" o.c. to o moximum height of 12'-6". Cop
with o double top plate installed to provide overlapping at corners ond ot
intersections with other portitions. If overlap is not possible, strop top plotes
with metal strap ties (Simpson ST292 or equivolent).
B. Provide 7/16" thick AFA rated sheothing (plywood or OSB) roted 24/16, exposure
7, ot exterior foce of exterior walls. Block oll horizontol joints and nail panels
with 8d noils spoced ot 6" olong ponel edges ond at 12" olong intermediote
supports.
2. Floor Construction:
A. Provide 3/4" thick APA roted Sturdifloor rated ot 24" o.c., tongue and groove,
exposure 1. Glue ond noil panels to oll supports with 8d noils spoced ot 6" olong
ponel edges and ot 12" olong intermediate supports. Instoll sheothing with long
dimension perpendicular to joists ond end joints stogqered.

Structural erection and brocing: The structurol drowings illustrote the completed structure with
oll elements in their final positions, properly supported ond broced. The controctor, in the
proper sequence, sholl provide shoring and brocing os moy be required durinq construction to
ochieve the finol completed structure. Contoct structural engineer for consultotion (not in
controct) as required.
Existing structures: Controctor shall be responsible for verifying dimensions, elevotions, froming,
foundotion ond onything else thot moy offect the work shown on the drowings. Underpinning,
shoring ond bracing of existing structures shall be the responsibility of the contractor.
Dimensions: Check all dimensions ogoinst orchitecturol drowings prior to construction. Do not
scole drowings.
Construction proctices: Generol controctor is responsible for meons, methods, techniques,
sequences ond procedures for construction of this project. Notify structurol engineer of
omissions or conflicts between the working drowings ond existing conditions. Coordinote
requirements for mechonical/electricol/plumbing penetrotions through structural elements with
structurol engineer. Jobsite sofety is the sole responsibility of the controctor. All methods
used for construction shall be in accordance with the latest editions of the IBC/IRC.
Detoils not specifically shown on the drowings sholl be constructed in o manner similar to the
details that ore shown for like conditions. These items sholl be brought to the attention of
the structurol engineer os soon as possible for opproval. Approvol sholl be obtoined prior to
instollation.
It is the responsibility of the controctor to contoct the structurol engineer ot the oppropriote
time to perform site observotion visits. Observation visits to the jobsite by the engineer ore
for determination of general conformonce with the construction documents ond shall not be
construed os inspection.
Though every effort is made to provide a complete ond cleor set of construction documents,
discreponcies or omissions moy occur. Releose of these drawings onticipotes cooperation ond
continued communication between the controctor, orchitect ond engineer to provide the best
possible structure. These drowinqs hove been prepared for the use of o quolified controctor
experienced in the construction techniques ond systems depicted.
