At the time of my visit the framing was=Hearty complete and the electrical and plumbing systems were being installed. I observed the following two issues which did not comply with the intent of the structural drawings: Main Floor Framing Plan - S3: 1. I observed multiple locations where posts from above were packed out solid in the floor joist space, but the pack did not continue in the lower level walls continuous to the concrete foundation. The contractor shall review all multiple-stud packs from above and verify that they are packed out solid in the fluor joist space and continue to the foundation with posts of equal size. 2. Install the missing (5)-2x6 built-up post at the south-east comer of the tower garage under the W 10x45 steel beam which supports the garage floor framing near the upper garage door. Once these items are corrected, we believe the structural integrity of the residence will be sound. This site visit was conducted to observe the general progress and qualify of the structural aspect of construction and shall not be construed as inspection. The purpose of our observation was to verify that the exposed materials would safely support a spread footing foundation for the proposed residence, in accordance with our Geotechnical Investigation Report, Job No. 07-006, dated February 13, 2007. The excavation for the proposed residence varied in depth from approximately 2.5 to 10 feet. The material exposed in the bottom of the excavation consisted of either a natural red-brown, moist, dense to very dense, silty sand with gravel, and cobbles; or a slightly moist, very hard, claystone/sandstone bedrock. No organics were observed in the base of the excavation. At the time of our site visit the base of the excavation had not been compacted. Standing water was also observed in an approximate area of 1.5 feet by 2.0 feet with a depth of 3 inches. We recommend that the base of the excavation be compacted and that any soft or loose soils be removed and replaced with approved properly moisture treated and compacted structural fill or concrete. Provided the above recommendations are followed, it is our opinion that the materials exposed within the excavation will support a spread footing foundation system designed for a maximum allowable soil bearing pressure of 2,500 psf. Our opinion is based on the material exposed in the base of the excavation and the foundation subgrade remaining dry, unsaturated, frost free, and being properly compacted prior to and during construction. The opinions presented in this letter are based on observations of the material exposed at the surface of the foundation excavation. It is possible that subsurface conditions could change below the exposed foundation excavation. We appreciate the opportunity to provide this service. Up to 1 % of the total allowed glazing area may be excluded from the U-value requirement. For example, 3 ftZ of decorative glass may be excluded from a building design vrith 300 ftZ of glazing area. s Glazing U-factors must be tested and documented by the manufacturer in accordance with the National Fenestration Rating Council (NFRC) test procedure or taken from the glazing U-factor table in Appendix B. Center-of-glass U-factors cannot be used. ' The ceiling R-values do not assume a raised or oversized truss construction. If the insulation achieves the full insulation thickness over the plate lines of exterior walls, R-30 insulation may be substituted for R-38 insulation and R-38 insulation may be substituted for R-49 insulation. Ceiling R-values represent the sum of cavity insulation plus insulating sheathing (if used). For ventilated ceilings, insulating sheathing must be placed between the conditioned space and the ventilated portion of the roof. ° Wall R-values represent the sum of the wall cavity insulation plus insulating sheathing (if used). Do not include exterior siding, structural sheathing, and interior drywall. For example, an R-19 requirement could be met EITHER by R-19 cavity insulation OR R-13 cavity insulation plus R-6 insulating sheathing. Wall requirements apply to wood-frame wall constructions. Metal-frame wall or mass (concrete, masonry, log) wall equivalent R-values can be found in the Prescriptive Packages User's Guide. s The floor requirements apply to floors over unconditioned spaces (such as unconditioned crawlspaces, basements, or garages). Floors over outside air must meet the ceiling requirements. ° Walls of conditioned basements below uninsulated floors must be insulated from the top of the basement wall to a depth of 10 ft below ground level or to the level of the basement floor, whichever is less. The entire opaque portion of any individual basement wall with an average depth less than 50% below grade must meet the same R-value requirement as above-grade walls. Windows and sliding glass doors of conditioned basements must be included with the other glazing. Basement doors must meet the door U-factor requirement described in Note b. The R-value requirements are for unheated slabs. Add an additional R-2 for heated slabs, except in Zone 1 which does not require slab insulation. For packages with a slab insulation requirement, the insulation must extend a total linear distance of at least 24 in. in Zones 2-12 and 48 in. in Zones 13-17. The insulation must extend 1) down from the top of the slab, or 2) down from the top of the slab to the bottom of the slab and then horizontally underneath the slab, or 3) down from the top of the slab to the bottom of the slab and then horizontally away from the slab, with pavement or at least 10 in. of soil covering the horizontal insulation. e The crawl space wall R-value requirements are for walls of unventilated crawl spaces. The crawl space wall insulation must extend from the top of the wall (including the sill plate) to at least 12 in. below the outside finished grade. If the distance from the outside finished grade to the top of the footing is less than 12 in., the insulation must extend a total vertical plus horizontal distance of 24 in. from the outside finished grade. High Heating means a furnace AFUE of 90% or more, or a heat pump HSPF of 7.8 or more. High Cooling means a SEER of 12 or more. High Heat/Cool means both heating and cooling equipment must meet these minimum efficiencies. If you plan to install more than one piece of heating equipment or more than one piece of cooling equipment, the equipment with the lowest efficiency must meet or exceed the efficiency required by the selected package. The following California counties do not qualify for the cooling equipment credit: Alameda, Contra Costa, Los Angeles, Marin, Monterey, Napa, Orange, San Benito, San Diego, San Francisco, San Luis Obispo, San Mateo, Santa Barbara, Santa Clara, Santa Cruz, 5olano, Sonoma, and Ventura. NOTES: a) Glazing areas and U-factors are maximum acceptable levels. Insulation R-values are minimum acceptable levels. R-value requirements are for insulation only and do not include structural components. b) Opaque doors in the building envelope must have a U-factor no greater than 0.35. Door U-values must be tested and documented by the manufacturer in accordance with the NFRC test procedure or taken from the door U-factor table in Appendix B. If a door contains glass and an aggregate U-factor rating for that door is not available, include the glass area of the door with your windows and use the opaque door U-factor to determine compliance of the door. One door may be excluded from this requirement (i.e., may have a U-factor greater than 0.35). c) If a ceiling, wall, floor, basement wall, slab-edge, or crawl space wall component includes two or more areas with different insulation levels, the component complies if the area-weighted average R-value is greater than or equal to the R-value requirement for that component. Glazing or door components comply if the area-weighted average U-factor of all windows or doors is less than or equal to the U-factor requirement (0.35 for doors). Job No. 07-006 Consulting Geotechnical Engineers SCOPE This report presents the results of a geotechnical investigation for the proposed residence to be constructed at 5141 Grouse Lane in Vail, Colorado. The approximate site location is shown on the Vicinity Map, Fig. 1. The purpose of this investigation was to evaluate the subsurface conditions at the site and to provide geotechnical recommendations for the proposed residence. This report includes descriptions of subsurface soil and ground water conditions observed in the exploratory test pit, recommended foundation systems, allowable bearing capacity, and recommended design and construction criteria. This report was prepared from data developed during our field investigation and our experience with similar projects and subsurface conditions in the area. The recommendations presented in this report are based on a residence being constructed in the area shown on the Location of Exploratory Test Pit, Fig. 2. We should be contacted by the contractor and/or owner to review our recommendations when final plans for the structure have been completed. A summary of our findings and conclusions is presented below. EXECUTIVE SUMMARY 1. Subsurface conditions observed in the exploratory test pit consisted of approximately 6 inches of topsoil underlain by a dense to very dense, silty sand with gravel, cobbles, and boulders to the maximum depth explored of 6.5 feet. 2. Topsoil was observed to a depth of 6 inches in the exploratory test pit. However, greater depths of topsoil could be encountered across the site. The topsoil may be used in landscaping areas. 3. At the time of this investigation, ground water was not observed in the exploratory test pit to a maximum depth explored of 6.5 feet. Refer to the GROUND WATER section of this report for additional details. 4. While fill was not observed in the exploratory test pit an existing residence was located on-site. Typically fill is found adjacent to pre- existing structures. If fill is encountered during construction of the new residence, it should be removed and replaced with approved moisture conditioned and compacted structural fill. 5. We anticipate that the soils at the foundation elevation for the proposed residence will consist of the natural silty sand. In our opinion, the proposed residence may be supported by a spread footing foundation constructed on the silty sand with a low risk of movement. Refer to the FOUNDATIONS section of this report for more details. 6. We anticipate that the subsurface conditions at the proposed floor slab elevation will consist of topsoil or the silty sand with gravel, cobbles, and boulders. In our opinion, the silty sand will support slabs-on-grade with a low risk of movement. Refer to the FLOOR SLABS section of this report for more details. 7. Open cuts and excavations require precautions as outlined in this report in order to maintain the stability of slopes and sides of excavations. Refer to the EXCAVATIONS section of this report for more details. 8. Based on the subsurface conditions observed in the exploratory test pit, it is our opinion that heavy duty construction equipment will be necessary to complete the required excavations. Refer to the EXCAVATIONS section of this report for more details. 9. Drainage around the residence should be designed and constructed to provide for rapid removal of surface runoff and avoid concentration of water adjacent to foundation walls. Refer to the SURFACE DRAINAGE section of this report for details. 10. The potential for radon gas is a concern in the area. Building design should include ventilation systems for below grade areas. Mold has become a concern with new construction. Refer to the MOLD section of this report for additional details. SITE CONDITIONS The proposed residence will be located at 5141 Grouse Lane in Vail, Colorado. The lot is accessed from Grouse Lane, which borders the west side of the site. Currently a two-story single family residence without a below grade area occupies the lot. A single family residence borders the site to the north and south, while a vacant lot is to the east. At the time of our investigation approximately 1 to 2 feet of snow covered the ground. Site topography slopes down towards the northwest at an approximate grade of 15 to 18 percent. Vegetation on the lot consists of large pine trees and scattered aspen trees. PROPOSED CONSTRUCTION We anticipate that prior to construction of the new residence, the existing residence will be demolished and removed. At the time of this investigation, plans for the new residence were not available. We anticipate that the proposed residence will consist of atwo-story, single family residence with a below grade area and slab-on-grade floors. We anticipate that the residence will be constructed of cast-in-place concrete and wood frame construction. We anticipate that excavations of up to 8 feet will be necessary for construction of the proposed below grade area. Maximum column and wall loads were assumed to be those normally associated with residential structures. 3 February 13, 2007 Job No. 07-006 SUBSURFACE INVESTIGATION KOECHLEIN CONSULTING ENGINEERS, INC. Consulting Geotechnical Engineers Subsurface conditions were investigated at this site on January 26, 2007 by excavating one exploratory test pit (TP-1) with a rubber tire backhoe at the location shown in the Location of Exploratory Test Pit, Fig. 2. An engineer from our office was on site during the field investigation to supervise the excavation of the exploratory test pit and to visually classify and document the subsurface soils and ground water conditions. A graphical log of the subsurface conditions observed within exploratory test pit, TP-1 is presented in the Log of Exploratory Test Pit, Fig. 3; and in Legend of Exploratory Test Pit, Fig. 4. Soil samples obtained from the exploratory test pit were tested in our laboratory to determine their natural moisture content and gradation properties. Results of the laboratory testing are presented in the Log of Exploratory Test Pit, Fig. 3; in the Gradation Test Results, Fig. 5; and in the Summary of Laboratory Test Results, Table I. SUBSURFACE CONDITIONS Subsurface conditions observed in the exploratory test pit consisted of approximately 6 inches of topsoil underlain by ared-brown, dry to moist, dense to very dense, silty sand with gravel, cobbles, and boulders to the maximum depth explored of 6.5 feet. Practical backhoe refusal occurred at a depth of 6.5 feet. Based on the laboratory test results, it is our opinion that the silty sand is non-expansive. At the time of this investigation, ground water was not observed in the exploratory test pit to a maximum depth explored of 6.5 feet. 4 February 13, 2007 Job No. 07-006 EXISTING STRUCTURE KOECHLEIN CONSULTING ENGINEERS, INC. Consulting Geotechnica[ Engineers We anticipate that prior to construction of the new residence, the existing residence will be demolished and removed. All of the existing foundations should be removed and replaced with properly moisture conditioned and compacted fill prior to construction of the new residence. Fill placed after removing the existing structure should be moisture treated and compacted as recommended in the COMPACTED FILL section of this report. A representative from our office should observe the removal of the existing structure and all foundation elements, as well as the placement and compaction of any fill beneath the new residence. EXISTING FILL While fill was not encountered in the exploratory test pit, an existing residence was observed on-site. Typically fill is encountered during construction operations adjacent to existing structures. If fill is encountered during construction of the proposed residence it should be removed and replaced with approved properly moisture conditioned and compacted structural fill. RADON In recent years, radon gas has become a concern. Radon gas is a colorless, odorless gas that is produced by the decay of minerals in soil and rock. The potential for radon gas in the subsurface strata of mountain terrain is likely. Because we anticipate that the proposed residence will be constructed with a below grade area, we suggest that 5 February 13, 2007 Job No. 07-006 KOECHLEIN CONSULTING ENGINEERS, INC. Consulting Geotechnical Engineers the residence be designed with ventilation for all below grade areas. MOLD Mold has become a concern with new construction. Mold tends to develop in dark or damp areas such as below grade areas, under floor spaces, or bathrooms. Recommendations for the prevention, remediation, and/or mitigation of mold is outside the scope of this investigation. We recommend that the owner contact a Professional Industrial Hygienist for recommendations for the prevention, remediation, and/or mitigation of mold. GROUND WATER At the time of this investigation, ground water was not observed in the exploratory test pit to a maximum depth explored of 6.5 feet. Based on the conditions observed in the test pit, TP-1, we do not anticipate that ground water will adversely influence the construction of the proposed residence. However, due to practical refusal of backhoe on boulders at a depth of 6.5 feet we were unable to observe the subsurface conditions down to the anticipated excavation depth of 8 feet. It is possible that ground water may be encountered below a depth of 6.5 feet or at shallower depths during wetter times of the year. If ground water is encountered within the excavation for the residence, we should be contacted to provide specific recommendations at that time. 6 February l 3, 2007 KOECHLEIN CONSULTING ENGINEERS, INC. Job No. 07-006 Consulting Ceotechnical Engineers EXCAVATIONS We anticipate that excavations of up to 8 feet will be required for construction of the proposed residence. Because cobbles and boulders were observed in the exploratory test pit, it is our opinion that heavy duty construction equipment will be necessary to complete the required excavation. Care needs to be exercised during construction so that the excavation slopes remain stable. The silty sand with gravel, cobbles, and boulders classifies as Type B soil in accordance with OSHA regulations. OSHA regulations should be followed in all excavations and cuts. Approximately 6 inches of topsoil was observed in the exploratory test pit. Greater depths of topsoil could be encountered throughout the site. All topsoil and/or existing fill beneath the proposed construction should be removed. The topsoil and any existing fill may be used in landscape areas. Backfill should be placed and compacted as recommended in the COMPACTED FILL section of this report. FOUNDATIONS Although practical refusal of the backhoe occurred at 6.5 feet, we anticipate that the subsurface conditions are consistent and that the subsurface conditions at the foundation elevation for the proposed residence will consist of the silty sand with gravel, cobbles, and boulders. In our opinion, the proposed residence may be supported by a spread footing foundation system bearing on the silty sand with gravel, cobbles and 7 February 13, 2007 Job No. 07-006 KOECHLEIN CONSUL TING ENGINEERS, INC. Consu/ting Geotechnical Engineers boulders with a low risk of movement. We recommend that spread footings for the proposed residence be designed and constructed to meet the following criteria: Footings may be supported by the silty sand or properly moisture conditioned and compacted structural fill as recommended in Items 7, 9, and 10. 2. Wall and column footings bearing on the silty sand or properly moisture treated and compacted fill may be designed for a maximum allowable soil bearing pressure of 2,500 psf. Spread footings constructed on the silty sand or compacted fill, as outlined in this section, may experience up to 1.0 inch of differential movement. 4. Wall footings and foundation walls should be designed to span a distance of at least 10.0 feet in order to account for anomalies in the soil. 5. Footings should extend below topsoil or soft surface soils and should be supported by the undisturbed natural soils. On this site, we recommend that the footings be constructed at a minimum depth of 2.0 feet from the existing ground surface. 6. The base of the exterior footings should be established at a minimum depth below the exterior ground surface, in order to reduce the risk of frost heave. In our opinion, the depth for frost protection in the area is 4.0 feet. 7. We anticipate that cobbles and boulders will be encountered at the foundation elevation. Removal of the cobbles and boulders may result in depressions and rough bottoms in the excavation. The resulting depressions can be backfilled with compacted structural fill or lean concrete. Refer to the COMPACTED FILL section of this report for fill requirements. Column footings should have a minimum dimension of 24 inches square and continuous wall footings should have a minimum width of 16 inches. Footing widths maybe greater to accommodate structural design loads. 9. Pockets or layers of loose soil and/or existing fill may be encountered in the bottom of the completed footing excavations. These materials should be removed to expose the undisturbed natural silty sand. The foundations 8 February 13, 2007 KOECHLEIN CONS(7LTING ENGINEERS, INC. Job No. 07-006 Consulting Geotechnica! Engineers should be constructed on the natural soils or properly compacted structural fill. All fill placed for this project should be moisture treated and compacted as recommended in the COMPACTED FILL section of this report. 10. Fill should be placed and compacted as outlined in the COMPACTED FILL section of this report. We recommend that a representative of our office observe and test the placement and compaction of the structural fill used in foundation construction. It has been our experience that without engineering quality control, inappropriate construction techniques occur which result in unsatisfactory foundation performance. 11. A representative of our office must observe the completed foundation excavation. Variations from the conditions described in this report, which were not observed within the exploratory test pit can occur. The representative can observe the excavation to evaluate the exposed subsurface conditions. FLOOR SLABS The subsurface soils at the floor slab elevations could consist of topsoil, existing fill, or the silty sand. The topsoil or existing fill is not suitable for support of slab-on- grade floors. However, it is our opinion that the natural silty sand will safely support slabs-on-grade with a low risk of movement. We recommend that slab-on-grade floors be designed and constructed to meet the following criteria: 1. Slabs may be constructed on the silty sand or properly moisture treated and compacted fill. All topsoil and/or existing fill beneath slabs-on-grade should be removed prior to construction of floors. 2. Slabs should be separated from exterior walls and interior bearing members. Vertical movement of the slabs should not be restricted. 3. Exterior slabs should be separated from the building. These slabs should be reinforced to function as independent units. Movement of these slabs should not be transmitted directly to the foundations or walls of the structures. 9 February 13, 2007 Job No. 07-006 ROECHLEIN CONSULTING ENGINEERS, INC. Coi~sulti~Tg Geotech»ical Engi~7eers 4. We anticipate that cobbles and boulders will be encountered at the slabs- on-grade elevation. Removal of cobbles and boulders may result in depressions and rough bottoms in the excavation. The resulting depressions can be backfilled with compacted backfill or lean concrete. Refer to the COMPACTED FILL section of this report for backfill requirements. 5. Frequent control joints should be provided in all slabs to reduce problems associated with shrinkage. 6. Structural fill beneath slabs-on-grades may consist of approved, non- expansive, fill. Fill should be placed and compacted as recommended in the COMPACTED FILL section of this report. Failure to properly moisture treat and compact the soils will result in excessive settlement and potential cracking of slabs-on-grade. Placement and compaction of fill beneath slabs should be observed and tested by a representative of our office. FOUNDATION DRAINAGE Surface water, especially that originating from rain or snowmelt, tends to flow through relatively permeable backfill typically found adjacent to foundations. The water that flows through the fill collects on the surface of relatively impermeable soils occurring at the foundation elevation. Both this surface water and possible ground water can cause wet or moist below grade conditions after construction. Since we anticipate the proposed residence will be constructed with a below grade area, we recommend the installation of a drain along the below grade foundation walls. The drain should consist of a 4-inch diameter perforated pipe encased in free draining gravel and a manufactured wall drain. The gravel should have a maximum size of 1.5 inches and have a maximum of 3 percent passing the No. 200 sieve. Washed concrete aggregate will be satisfactory for the drainage layer. Consulting Geotechnical Engineers water flows to a sump where the water can be removed by pumping or to a positive gravity outlet. Recommended details for a typical foundation wall drain are presented in the Typical Wall Drain Detail, Fig. 6. LATERAL WALL LOADS We anticipate that below grade walls will be planned which require lateral earth pressures for design. Lateral earth pressures depend on the type of backfill and the height and type of wall. Walls, which are free to rotate sufficiently to mobilize the strength of the backfill, should be designed to resist the "active" earth pressure condition. Walls, which are restrained, should be designed to resist the "at rest" earth pressure condition. Below grade walls are typically restrained. The following table presents the lateral wall pressures that may be used for design. Earth Pressure Condition Equivalent Fluid Pressure' c Active 40 At-rest 55 Passive 300 Notes: 1. Equivalent fluid pressures are for a horizontal backfill condition with no hydrostatic pressures or live loads. 2. A coefficient of friction of 0.3 may be used at the base of spread footings constructed on the silt sand or com acted structural fill. Backfill placed behind or adjacent to foundation walls should be placed and compacted as recommended in the COMPACTED FILL section of this report. Placement and compaction of the fill should be observed and tested by a representative of our office. 11 February 13, 2007 Job No. 07-006 RETAINING WALLS KOECHLEIN CONSULTING ENGLNEERS, lNC. Consulting Geotechnical Engineers We do not anticipate that retaining walls will be constructed as part of the development of the site. However, if plans change and retaining walls are added to the design, we should be contacted for specific recommendations at that time. SURFACE DRAINAGE Reducing the wetting of structural soils and the potential of developing hydrostatic pressure behind below grade walls can be achieved by carefully planned and maintained surface drainage. We recommend the following precautions be observed during construction and maintained at all times after the residence is completed. 1. Wetting or drying of the open excavation should be minimized during construction. 2. All surface water should be directed away from the top and sides of the excavation during construction. 3. The ground surface surrounding the exterior of the residence should be sloped to drain away from the building in all directions. We recommend a slope of at least 12 inches in the first 10 feet. 4. Hardscape (concrete and asphalt) should be sloped to drain away from the residence. We recommend a slope of at least 2 percent for all hardscape within 10 feet of the building. 5. Backfill, especially around foundation walls, should be placed and compacted as recommended in the COMPACTED FILL section of this report. 6. Roof drains should discharge at least 10 feet away from foundation walls with drainage directed away from the residence. 12 February 13, 2007 Job No. 07-006 KOECHLEIN CONSULTING ENGINEERS, INC. Consulting Geotechnical Engineers 7. Surface drainage for this site should be designed by a Professional Civil Engineer. IRRIGATION Irrigation systems installed next to foundation walls or sidewalks could cause consolidation of backfill below and adjacent to these areas. This can result settling of exterior steps, patios, and/or sidewalks constructed on these soils. We recommend the following precautions be followed: 1. Do not install an irrigation system next to foundation walls. The irrigation system should be at least 10 feet away from the residence. 2. Irrigation heads should be pointed away from the structure or in a manner that does not allow the spray to come within 5 feet of the residence. 3. The landscape around the irrigation system should be sloped so that no ponding occurs at the irrigation heads. 4. Install landscaping geotextile fabrics to inhibit growth of weeds and to allow normal moisture evaporation. We do not recommend the use of a plastic membrane to inhibit the growth of weeds. 5. Control valve boxes, for automatic irrigation systems, should be located at least 10 feet away from the structure and periodically checked for leaks and flooding. COMPACTED FILL Structural fill for this project may consist of approved on-site silty sand or imported granular fill. Cobbles and boulders larger than 10 inches should be removed from the on-site soils before placement as structural fill. The imported fill may consist of non-expansive silty or silty sands or gravels with up to 30 percent passing the No. 200 sieve and a maximum plasticity index of 10. It has been our experience that without engineering quality control, inappropriate construction techniques can occur which results in unsatisfactory foundation and slab performance. LIMITATIONS Although the exploratory test pit was located to obtain a reasonably accurate determination of subsurface conditions, variations in the subsurface conditions are always possible. Any variations that exist beneath the site generally become evident during excavation for the residence. The design criteria and subsurface data presented in this report are valid for 3 years provided that a representative from our office observes the site at that time and confirms that the site conditions are similar to the conditions presented in the SITE CONDITIONS section of this report and that the recommendations presented in this report are still applicable.
