1. BUILDING ELEMENTS:
* TYPE OF CONSTRUCTION AND FIRE RESISTIVE REQUIREMENTS are not
being modified in this proposal. Refer to building permit no. B14-0040 for detailed
information regarding construction type.
** UNIT DEMISING WALLS must maintain 1 HR fire separation. Seal any
penetrations with UL approved fire caulking and meet the requirements of IBC
section 708
***The location of the unit demising wall is clouded in this revision set.
The wall is existing and built to the standard of UL design #U905.
There are no new penetrations planned at this time. Since there is no planned
penetrations through this wall, the disclaimer of providing fire caulk will be
removed.
6. FIRE PROTECTION SYSTEMS
* The FIRE PROTECTION SYSTEMS shall comply with the agreements made for the whole building
remodel as outlined in permit number: B14-0040. that states:
1. Each unit shall have the agreed upon fire/smoke/heat/ and carbon monoxide detection sensors
as detailed in Phase 2 of the agreement letter.
2. Smoke/Heat detection sensors will be located in each sleeping room as detailed in Phase 3 of
the agreement letter.
7. EXIT REQUIREMENTS
* The units are existing and will not be modifying the current EXITING REQUIREMENT occupant load AND
will meet the requirements of section 1005

8. ACCESSIBILITY
* THE BUILDING ACCESSIBILITY COMPLIES WITH THE CODE AT THE TIME OF CONSTRUCTION,
BUT ACCORDING TO THE IBC 2012 SECTION 3402 EXISTING BUILDINGS - PROVISION FOR
TECHNICALLY INFEASIBLE: BECAUSE OF THE EXISTING CONDITIONS IT IS TECHNICALLY
INFEASIBLE TO MEET THE ACCESSIBILITY REQUIREMENTS WITHOUT SUBSTANTIAL
MODIFICATION TO THE STRUCTURAL FRAME OF THE BUILDING.
THE UNIT RENOVATION ITSELF HAS BEEN DESIGNED TO MEET THE CODE REQUIREMENTS OF
AN R2 OCCUPANCY. ALL DOOR, APPLIANCE, AND SERVICE CLEARANCES HAVE BEEN MET. THE
TECHNICALLY INFEASABLE ELEMENT TO THIS DESIGN IS IN REGARD TO THE EXISTING
ELEVATOR. THOUGH THERE IS AN ELEVATOR TO BRING THE OCCUPANTS TO THE UNIT, THIS
EXISTING STRUCTURE DOES NOT MEET THE ACCESSIBILITY REQUIREMENTS OF TODAY’S
CODE AS IT WAS DESIGNED AND BUILD IN 1970. THIS STRUCTURE IS OUTSIDE OF THE SCOPE
OF THIS REMODEL. 359 DESIGN WANTED TO MAKE NOT OF THIS IMPEDIMENT.
** The Unit plans shall meet all door widths and comply with IBC 2012: Chapter 11
